About Alcabideche
Alcabideche is the largest parish in the municipality of Cascais, covering almost 40 km², and the one that links the town with the hills. It lies inland, north of Estoril and Cascais, between the A5 motorway and the Sintra hills, and brings together very different places: the centre of Alcabideche and the residential neighbourhoods around it, localities such as Alcoitão, Bicesse, Manique, Adroana, Alvide and Murches and, already inside the Sintra-Cascais Natural Park, villages such as Malveira da Serra and Aldeia de Juzo.
For buyers, Alcabideche is the way to live in the municipality of Cascais without paying coastline prices: more spacious apartments and houses, a garage, quick access to the A5 and the beach ten or fifteen minutes away by car. The trade-off is well known — there is no train here, and the car is part of life. This page explains the parish, what is for sale, and what to check before buying.
Where it is and how to get there
Alcabideche covers the centre and north of the municipality of Cascais. The A5 has an exit in the parish itself and reaches Lisbon in about half an hour outside rush hour; the Sintra road crosses it to the north, and the A16 gives quick access to Sintra and the CREL ring road. Central Cascais, Estoril and the beaches of the coast are ten or fifteen minutes away.
There is no train station in Alcabideche. The Cascais line serves the coast — Cascais, Monte Estoril, Estoril — and from here you reach it by car or bus. For those who work in Lisbon every day, the choice is between the A5, with its rush-hour traffic, and the bus to the nearest station.
A little history
The name is of Arabic origin, like those of Murches and Manique, and the parish has an illustrious son from that period: the poet Ibn Mucana, of the eleventh century, was born and lived in Alcabideche, and his verses about country life are among the few voices of al-Andalus that speak of this land. For centuries this was farming country, with small villages.
The transformation came with the motorway and with Cascais growing inland, in the second half of the twentieth century. The fields gave way to residential neighbourhoods, and the parish became the place where the municipality's families find the space the coast no longer has.
The parish, area by area
The centre of Alcabideche and the neighbourhoods around it
Around the old core of Alcabideche grew neighbourhoods of three- to five-storey buildings, with lifts and garages, and developments such as Alto da Castelhana. This is where most of the apartments for sale are: two- and three-bedroom flats of 80 to 130 m², many renovated, with a balcony and a parking space. These are quiet residential areas, with local shops, schools and services.
Bicesse, Manique and Alcoitão
Bicesse and Manique, closer to Estoril, combine recent buildings and houses; Alcoitão is known throughout the country for the Alcoitão Rehabilitation Medicine Centre. They are localities in between residential calm and proximity to the coast, and this is where more recently built apartments appear, with lifts and generous areas.
The hills: Malveira da Serra and Aldeia de Juzo
To the north, the parish climbs into the hills. Malveira da Serra lies entirely within the Sintra-Cascais Natural Park, as do Aldeia de Juzo and the neighbouring localities. This is the Alcabideche of houses with land, stone walls and sea views — and of the strictest building rules, as explained below. The natural park trails begin practically at the door, and Guincho beach is a few minutes away by car: that is what draws those who swap apartment life for a house with land.
Health, schools and services
The parish is home to the Hospital de Cascais Dr. José de Almeida, which serves the municipality, a health centre and the Alcoitão rehabilitation centre. For families this matters: the municipality's hospital is inside the parish. There are public schools at every level and, in the municipality of Cascais, several private and international schools a few minutes away by car.
Everyday shopping is in the neighbourhoods; for larger purchases, the municipality has big stores near the A5 and central Cascais.
What is for sale
Alcabideche has a bit of everything, but what dominates the supply are houses. In our selection, prices range from about € 320 thousand to € 5.95 million.
Houses. They range from about € 350 thousand, for small houses or ones needing restoration, to almost € 6 million, and most are above a million. They have two to six bedrooms and run from modest buildings to houses of more than 900 m², in the residential areas and, especially the larger ones, on the slopes of the hills. Some are under construction and sold off-plan.
Apartments. The two- and three-bedroom flats in the neighbourhoods of the centre, Bicesse and Manique, of 80 to 160 m², range from about € 395 thousand to € 675 thousand, almost always with a lift and a garage. Many have been recently renovated.
Land. There are plots from about € 320 thousand to close to € 2 million, from urban lots of under 200 m² to parcels of more than three hectares. With land, what you buy is what you can build: before going ahead, ask the council for a prior information request (PIP), especially within the natural park, where the rules are stricter.
Commercial and investment. Whole buildings, shops and offices also appear, between about € 525 thousand and € 2.4 million.
The market is fast. Well-priced properties are reserved shortly after being listed, and some prices have been revised in recent weeks. A listing seen a month ago may no longer be available, or may be at a different price — always confirm the current status and price before going ahead.
What sets the price is, for apartments, proximity to Cascais and Estoril, recent construction, a lift and a garage; for houses, the land, the view, the state of the building and proximity to the hills or the coast.
Investment analysis
Appreciation
The municipality of Cascais is one of the most sought-after markets in the country, and Alcabideche benefits as the most affordable option within it. Demand comes mainly from families who want to live in Cascais and need more space, and from people who work in the area. The limit is the dependence on the car and the distance to the beach, which keeps the parish below coastal prices.
Renting
Long-term renting is in demand, because the whole municipality is short of housing, and proximity to the hospital, the schools and the A5 keeps families and people working in the area interested. A two- or three-bedroom flat with a garage near the centre of Alcabideche is the product that rents most easily. Holiday rental is another matter: the Cascais council is preparing its own regulation for this activity, and the law allows municipalities with many registrations to suspend new ones while they define the rules. Anyone buying with short-term rental in mind should confirm, before the deed, whether registration is possible at that address and in that building.
Exit
Apartments with a garage and good exposure, close to the access roads, sell quickly. The hill houses, being more expensive and subject to their own building rules, have a smaller pool of buyers and take longer.
Points to consider
No train
Anyone commuting to Lisbon every day depends on the A5 or the bus to the Cascais line. The A5 has heavy traffic at rush hour. Make the trip at the hour you would make it every day before deciding.
The natural park
In the hills, inside the Sintra-Cascais Natural Park, building, extending or legalising work follows its own rules, stricter than in the rest of the municipality. A house with annexes, a pool or extensions should have everything licensed; whatever is not will hardly be legalised later. Ask for the tax record, the land registry certificate and the occupancy licences for every structure.
The building and the condominium
With an apartment, you also buy the building. Ask for the minutes of recent meetings, the level of fees and of the common reserve fund, any debts to the condominium and the planned works — façades, roofs, lifts. In the buildings from the 1980s and 1990s, of which there are many in this parish, those works are coming.
Road noise
The A5 and the main roads cross the parish. An apartment facing the motorway or a busy road is a different home from one facing the inside of the block. Visit on a weekday, at rush hour, with the windows open.
Humidity on the hill side
The Sintra hills have a climate of their own: more fog, more humidity and lower temperatures than the coast, especially in winter. In the houses of Malveira da Serra and the neighbouring villages, humidity takes its toll on walls, woodwork and appliances, and a house left closed for months suffers. Ask about insulation, ventilation and any history of leaks, and visit on a day of rain and fog, not just on a sunny afternoon.
Old houses in the villages
The parish's villages have old stone houses, often extended over decades. They are among the most beautiful in the area, but you should confirm that each extension, annex or porch is licensed and appears in the tax record, because within the natural park later legalisation is difficult. A proper restoration — roof, window frames, insulation, wiring — costs more than it seems and takes longer than expected.
The mortgage and the bank valuation
In a market where asking prices rise quickly and are then revised, the bank's valuation may come in below the agreed price, and the loan is calculated on the lower of the two. Anyone buying with a mortgage should have the loan approval under way before making an offer, and set out in the promissory contract what happens if the valuation falls short — so as not to lose the deposit over a difference outside their control.
Listing status and price
As mentioned above, in this market apartments are reserved quickly and prices move. Always confirm that the property is still available and at what price, before booking a visit or applying for a loan, and ask the agent when the listing was last updated.
Legal and tax checklist, in Portugal
Before buying: the permanent land registry certificate and the property tax record; the occupancy licence; the energy certificate; the technical housing file for recent buildings; a statement of no debts to the condominium and the building's rules; for houses, licences for every structure and, in the hills, the natural park rules; if the aim is holiday rental, confirmation of the municipal rules and the condominium's position.
At purchase: buyers from abroad need a Portuguese tax number and, as a rule, a tax representative or an attorney. IMT transfer tax and stamp duty are paid before the deed, which is signed at a notary's office or a "Casa Pronta" desk, followed by registration. It is advisable to have a lawyer check the documentation before the promissory contract, when the deposit is normally paid.
While owning: IMI annual property tax — in Cascais, for 2026, the rate is 0.35%, but it drops to the minimum of 0.3% for those whose permanent home is there —, condominium fees, insurance and maintenance. Rental income is declared in Portugal, even by non-residents.
On sale: capital gains tax, with different rules for residents and non-residents. Since 2023, residence permits for investment can no longer be obtained by buying residential property.
Who it suits — and who it does not
It suits families who want to live in the municipality of Cascais, with school, hospital and beach nearby, and need more space than the coast offers for the same money. It suits those who work in the Cascais and Sintra area, or who drive to Lisbon. And, in the hills, those looking for a house with land and nature at the door.
It suits less those who want to walk to the beach, those who depend on the train to work in Lisbon, and those buying for holiday rental without confirming the rules the council is preparing.
Final thoughts
Alcabideche is everyday Cascais: less postcard, more space, a garage and the hills next door. The market is fast and listings change, so what counts is being ready — knowing what you are looking for, having your financing under way and confirming each listing at the time.
