Information on the Profitability and Sale of Apartments at Hotel Paraíso de Albufeira
Paraíso de Albufeira is a four-star hotel licensed for tourism use.
There are three options under the operating scheme:
1. For owners' holidays, the apartment is placed with the hotel operator and, in return, the owner receives 40% of the unit's revenue.
2. For rental income, the apartment is placed with the hotel operator and, in return, the owner receives annual rental income of 5% based on the property's purchase price. This money can be paid monthly into the owner's bank account.
3. For the owners' permanent residence, the monthly condominium fee, water, electricity, internet and service charge are payable.
The operating title or agreement is established on the same day, following execution of the apartment's deed of sale before the local notary in Albufeira.

Please note:
- Condominium fees cover maintenance of the common areas.
- When the apartment is in operation, water and electricity costs are covered by the operator.
- If the apartment is not in operation or is withdrawn from operation, separate water and electricity meters must be installed by the owner at the owner's expense. The owner will then pay the operator only for their consumption. This work can be carried out by the hotel's maintenance department at a cost of €500 (including VAT).
Parking spaces are separate units and are sold independently of the apartments. To provide a clear and transparent explanation of the business model, a draft of the "Legal Operating Title", setting out the key details of the operation, is attached.
