Refrigerated distribution centre in Manaus, sold as a single package: two built properties, five plots of land, the fleet and the operating distribution company itself.

The main building stands on Avenida Margarita, in the Nova Cidade district, and was built for wholesale operation with a cold chain. It has 10,250 m² built on its own 25,127 m² plot, with cold storage chambers, a high-clearance dry warehouse, a dock for nineteen containers and its own power generation. The second unit, the Alvorada building, with 2,500 m², is the trading headquarters in operation. Together they total 12,750 m² built.

THE NOVA CIDADE BUILDING

• Three-storey administrative building, 600 m² per floor, all air-conditioned, with an independent staircase and two lifts. On the ground floor, a sales hall, a cashiers' room and three support rooms. On the first floor, an administrative hall, the data centre, a monitoring room, finance, commercial management, administrative management, two directors' rooms with private bathrooms, a meeting room, two stores and a call centre. On the second floor, a rest room with an events hall, an auditorium for eighty people and two kitchens.
• Three-storey annex building, 900 m² per floor, with power, lighting, an independent staircase, two dedicated lifts and bathrooms on every floor.
• Dry warehouse of 30 x 70 metres, with 13 metres of clear height. It takes a large supermarket or a wholesale structure with up to five levels of cages or pallets.

THE LAND

• Plot beside the Nova Cidade building, on Avenida Margarita: 32,400 m² with more than 120 metres of frontage. It takes a large warehouse. It was recently approached by two of the city's largest developers for a scheme of up to twelve residential towers.
• Plot in the Dom Pedro II district: 5,500 m² running along the roadside, in a commercial position, with room for a new unit or a shopping centre.
• Plot in Iranduba: 30.7 hectares on the edge of the Manuel Urbano highway, the AM-070, at km 5, near the bridge over the Rio Negro. A poultry farm once operated on the site.
• Plot in Rio Preto da Eva: 250 hectares on the first side road next to the town, with its own dam and grazing for cattle and horses. It once held more than sixty fish tanks, of tambaqui and pirarucu. At the far end of the plot lies the bank of the town's river, with its own beach, which gives access by land and by water.

The package is sold whole and for cash. The owner makes no exception for the partial sale of buildings or land.

POINTS TO CONFIRM BEFORE MAKING AN OFFER

A package of this size calls for corporate due diligence, not only property due diligence.

It is worth confirming, well in advance:

• The up-to-date registration record of each property and the chain of title of all of them, buildings and land alike.
• The regime governing the rural properties at Rio Preto da Eva and Iranduba: registration with INCRA, the Rural Environmental Registry, certified georeferencing and the legal reserve. The rules on acquisition by a foreigner differ from those for urban property and decide who may buy.
• The health and environmental licensing of the cold storage operation, and how much of it transfers to the buyer.
• The balance sheet, tax position and labour liabilities of the company, since the trading registration forms part of the sale.
• The age and condition of the refrigeration plant, and the real energy cost with the chambers at full load, which is the largest running expense of an asset like this.
