Where Montijo is

Montijo is a municipality in the district of Setúbal, on the south bank of the Tagus estuary, but on its eastern side — the part facing Parque das Nações rather than downtown Lisbon. That difference explains everything else: people here cross by the Vasco da Gama bridge or take the ferry to Cais do Sodré, and those are two very different journeys.

It is a town on flat ground, unlike Almada and Barreiro, and that shows in how it is built: wide streets, low buildings, plenty of space between them and an open riverfront over the estuary.

The municipality waiting on a decision that is not its own

For years the answer to Lisbon's shortage of airport capacity was called Montijo, and the local property market heard that and reacted accordingly. The decision eventually fell on the Alcochete firing range, in the neighbouring municipality.

That does not take the matter off the table — quite the opposite. Montijo now sits beside an enormous piece of infrastructure instead of receiving it, and that reads in opposite ways depending on the street: proximity and new access roads on one hand, traffic and approach paths on the other.

You do not buy on a promise

The practical lesson is simple and worth more than any forecast: this is a file that has already changed location, timetable and scope more than once. Anyone buying here counting on airport-driven appreciation is buying an expectation, not a fact, and should know that is what they are doing.

Anyone buying to live has a different and more concrete question to ask: where do the planned approach paths run, and how far is the house from them. That information exists and can be consulted; future appreciation cannot.

Crossing to Lisbon

By car, the Vasco da Gama bridge links Montijo to Parque das Nações in about twenty minutes outside peak hours, and considerably more within them. It is the most used link and the one that explains why the municipality has grown so much since 1998.

By boat, the service to Cais do Sodré takes about half an hour and drops you downtown. There is no train: Montijo is not on the suburban rail network, and that is a structural difference from Almada and Coina worth keeping in mind before comparing prices.

The air base, which is already here

Whatever happens at Alcochete, Montijo today has a working military air base, and the associated noise is a present reality rather than a future hypothesis. Intensity varies a great deal with the area and the time.

That is why the viewing should be done on a weekday and during hours of activity, not only on a Sunday. It is the cheapest check there is and it settles the doubt no listing description settles.

What is for sale today

The range starts at 35,000 euros, for a plot of land, and reaches three and a half million. The median sits at 465,000 euros — practically the same as Almada, which surprises anyone who knows both banks, because Montijo has neither metro nor a direct ferry to central Lisbon.

A municipality where you can still buy land

Alongside the flats there is a great deal of land, and that is what separates Montijo from the more urban south bank. Add houses, whole buildings, a warehouse and a farm, and what appears is a territory that has not yet closed its built perimeter. For anyone who wants to build rather than buy finished, it is one of the few places this close to Lisbon where that is still on the table.

New build is a large share, and it reads differently

A considerable part of what is for sale is under construction, off-plan or in need of renovation. Buying that way is frequently an assignment of contractual position — you buy someone else's contract, not a finished home. And there is one check this municipality demands more than others: the floor area on the property record and the one in the listing text diverge regularly. Before making an offer, ask for the caderneta predial and the floor plan, and do not choose between the two versions.

What the prices say

Supply is not evenly spread: there is a clear concentration between 350,000 and a million, and then a step down made up mostly of land. Anyone looking for an ordinary flat finds it in the upper band; anyone looking for a cheap way in finds it in a plot, not a house.

This is a market for people buying a home, not for short-term letting, and prices behave accordingly. For serious reference values — by parish, by year of construction and by whether there is a garage — you need closed and recent transactions.

What is around

The riverfront has a park and a walkway over the estuary, with Lisbon in the distance, and it is the town's best public space. To the south and east the municipality is agricultural plain, with vines, cork oak and the Tagus flood meadows, and the estuary nature reserve lies alongside.

For beaches, Costa da Caparica is forty to fifty minutes away and the Arrábida a similar distance. This is not a beach municipality; it is a river municipality, and that distinction matters to anyone arriving with the wrong picture.

Growing after the bridge

The Vasco da Gama bridge opened in 1998, and Montijo is largely a municipality of before and after that. Whole neighbourhoods were built in the two decades that followed, with larger floor areas, garages and gated developments — things the old core does not have.

That left two housing stocks side by side: the traditional centre, of low buildings, shops at the door and no parking of its own, and the planned periphery, of better construction and poorer street life. Price per square metre does not separate them well; way of life does.

New area or old area

The choice between the two weighs more here than in other south-bank municipalities, because the age gap in the building stock is wide and concentrated in time. Those wanting a garage and thermal insulation look at what was built after 2000; those wanting to walk out for coffee and the market look at the centre, and accept solving the car on the street.

Points to consider

The first is aircraft noise, already described, and it is the most important: it is checked on site, on a working day, and it cannot be fixed afterwards.

The second is dependence on two links. With no train, the daily journey relies on the Vasco da Gama bridge and the ferry, and both have bad hours. An accident on the bridge or an interruption to the river service is felt immediately in the day of anyone living here.

The third is the airport expectation, which pulls and pushes prices according to the news. Buying on the back of an announcement is the most reliable way to overpay. And the fourth is the discrepancy between listing and description floor areas that appears in advertisements in this area, including one of the three in this sample: always ask for the land registry record.

None of these points disqualifies Montijo. They are the price of a flat-land municipality twenty minutes from Parque das Nações, and anyone who knows them before buying is not caught out by them afterwards.

Who buys well in Montijo

The buyer who does well is the one working in eastern Lisbon or in the municipality itself, who wants space and a garden for the price of a small flat on the other side, and who views the property during working hours to hear what there is to hear.

The buyer who does badly is the one arriving because of the airport. That is the one reason to buy which has already proved capable of changing on its own, and it changed.
