Matosinhos is a municipality in the Porto Metropolitan Area, adjoining the city on its north-western side, with its own Atlantic seafront and the port of Leixões in the middle. It is neither a dormitory suburb nor a tourist extension of Porto: it is a municipality with an economy of its own — a commercial port, fishing, industry, services — that happens to have a beach and a metro reaching central Porto in twenty minutes.

What defines this market today is the age of the product. In our portfolio, the median year of construction is 2026, and 33 of the 103 properties have an A or A+ energy rating. You are not buying the old housing stock of Matosinhos: you are buying, for the most part, new build or property under construction. That changes everything — the price, the timescale, the risk and what needs checking before signing.

Where it is and how to get there

The Porto metro serves the municipality on two fronts: the blue line runs down to Matosinhos Sul and Senhora de Matosinhos, beside the beach, and Senhora da Hora is one of the largest interchanges on the whole network, where several lines meet. Francisco Sá Carneiro Airport is a few kilometres away — in that respect this is one of the best-positioned municipalities in the country. By car, the A28, the A4 and the VCI all cross here.

Within the municipality, coverage is uneven. Matosinhos Sul, Leça da Palmeira and Senhora da Hora work well without a car. Perafita, Lavra and Santa Cruz do Bispo, to the north, do not — they are more dispersed parishes, and that is where the properties with more land and less public transport are.

The parishes

Matosinhos and Leça da Palmeira

This is where most of our portfolio sits: 65 of the 103 properties. It combines the seafront, the market, the street of fish restaurants and, on the other side of the port, Leça da Palmeira, with the Piscina das Marés tidal pool and the Casa de Chá da Boa Nova, both by Álvaro Siza and listed as national monuments. It is the most expensive and most sought-after area.

São Mamede de Infesta and Senhora da Hora

25 properties. This is the urban, inland part of the municipality, right against Porto, with the NorteShopping centre and the metro interchange. It has no beach and does not pretend to: the argument here is accessibility and a lower price per square metre than on the Atlantic front.

Custóias, Leça do Balio and Guifões

9 properties. A transitional area, with a more mixed fabric of housing, retail and some light industry. The Romanesque Monastery of Leça do Balio is the parish's historic landmark.

Perafita, Lavra and Santa Cruz do Bispo

4 properties. This is the north of the municipality, more rural and more dispersed, with less crowded beaches and larger plots. It is where the price per square metre falls and where dependence on a car is total.

What is on the market today

We have brought together 103 properties in Matosinhos, totalling around 54 million euros. The range runs from €110,000 to €1.8 million, with a median of €440,000. The layouts concentrate on T2 (26) and T3 (24) — two and three bedrooms — with T1 (15) and T4 (13) close behind.

Apartments

There are 69, from €200,000 to €1.45 million, with a median of €440,000 and a median area of 94 m². This is the product that defines the market. A good part of it is new or under construction, with the energy efficiency that brings — and with the price premium that it also brings.

Houses

There are 18, from €199,500 to €1.3 million, with a median of €495,000 and a median area of 173 m². Note that the median house is only 12% above the median apartment: a sign that a house here is not necessarily a luxury product, and that affordable older stock exists.

Commercial units and buildings

Eight retail units from €110,000 to €690,000, with a median of €230,000, and four whole buildings from €420,000 to €1.6 million. In a municipality with this density of street-level retail and restaurants, it is a segment with real demand, and it is the cheapest entry in the catalogue: the most affordable retail unit costs less than half the median apartment.

Land and warehouse

Three plots from €269,000 to €769,000, with a median area of 2,743 m², and one warehouse of 1,744 m² at €1.8 million — the most expensive property in the portfolio. Developer and logistics-operator product, not private-buyer product.

Investment analysis

Capital growth

Matosinhos rose in Porto's wake and then on its own merit: the metro, a regenerated seafront, and the removal of the refinery from the urban equation. It is a market that has already risen a great deal, and anyone entering now enters after the rise, not before it. The case that remains is not one of recovery — it is a consolidated municipality with permanent demand.

Letting

Unlike a holiday destination, there is rental demand here all year round: people who work in Porto and do not want to pay city-centre prices, people who work at the port of Leixões, in the business park or at the hospital. That makes long-term letting a real option rather than a fallback. Short-term letting is a different conversation — see the points to consider.

Exit

Liquidity is among the best in the country outside Lisbon. Well-located two- and three-bedroom flats in Matosinhos Sul or near the metro have a market all year and do not depend on a season. The segment above a million is considerably thinner, as it is everywhere.

Points to consider

You are buying new build, and that comes with a calendar

With a median construction year of 2026, a good part of this catalogue is off-plan or under construction. That means a delivery date, and delivery dates slip. Confirm the contracted date, what happens if it is missed, and what is guaranteed in writing — the specification, finishes and equipment included. And confirm the permitting: an approved design is not the same as a building permit issued.

The port is a working port

Leixões is one of the largest commercial ports in the country, with container traffic, lorries and ships at all hours. It is what gives the municipality its employment and its character, and it is also noise, heavy traffic and industrial activity a few hundred metres from residential areas. The refinery closed in 2021 and the site is being redeveloped, but the industrial surroundings did not disappear with it.

Bathing water quality

Being next to a commercial port and to the mouth of the Leça river means water quality varies from beach to beach and from year to year. That is not an accusation, it is a characteristic: check the most recent official classifications for the specific beach that interests you, not for the municipality in general.

Wind and cold water

This is the Atlantic proper. The water does not warm up in summer as it does in the Algarve, and the northerly wind is constant. Anyone buying while imagining long days of swimming will have fewer of them than expected; anyone buying for the sea as landscape and for the surf will not mind.

Parking in Matosinhos Sul

The old street grid was not designed for the number of cars now in it. On-street parking is difficult and increasingly paid. If the property does not come with its own space, that is a daily cost and a daily nuisance — check it beforehand, not afterwards.

Aircraft and road noise

The airport is a few kilometres away and some parishes sit under approach paths. The A28 and the VCI cross the municipality. It is worth visiting the property at rush hour and, if possible, at different times of day — noise does not show up in photographs.

Short-term letting

Short-term letting rules are municipal and have tightened across the whole Porto Metropolitan Area in recent years, with containment zones and changes to registration. If short-term income is part of your calculation, confirm the rules currently in force in the municipality of Matosinhos and for the specific address, before making an offer. Also confirm what the building's own regulations say.

The north of the municipality is another reality

Perafita, Lavra and Santa Cruz do Bispo have more space and lower prices, but also less public transport, less retail within walking distance and greater dependence on a car. It is a legitimate choice — as long as it is a choice, and not a surprise.

None of these points disqualifies Matosinhos. They are the characteristics of a coastal municipality that is also a port and a working city, and they exist so the decision can be made with open eyes: whoever goes in knowing they are buying new build with a calendar, and that the port is industry rather than scenery, is not disappointed later.

Tax and legal checklist in Portugal

Before buying

Buying property in Portugal requires neither residency nor a visa. A NIF (tax identification number) is needed, obtained from the tax office and, for those resident outside the European Union, normally through a tax representative. There is no restriction by nationality on buying urban property.

On purchase

IMT, the municipal transfer tax, applies on a progressive scale that can reach 7.5% at the highest values, together with stamp duty at 0.8%. Add notary and land registry fees. Always confirm the IMT table in force in the year of the deed — it changes frequently, and the difference between bands is large.

While you hold it

There is annual IMI property tax, levied by the municipality on the rateable value, and an additional AIMI for holdings above the legal threshold. Where there is a condominium, add the service charge. Rental income is taxed, at rates that vary according to the length of the tenancy.

On sale, and on the Golden Visa

Capital gains for individuals are taxed; the rule applying to non-residents was changed following European rulings requiring equal treatment with residents, so it is worth confirming the position at the time. Keep evidence of works — documented, they count towards the cost base and reduce the gain. And note: the real-estate route to the Golden Visa was closed in October 2023; buying a home in Portugal does not confer residency.

Who it suits — and who it does not

It suits anyone who wants to live or invest in the Porto Metropolitan Area with a metro at the door and the sea a few minutes away, paying less than central Porto; anyone wanting long-term letting with demand all year round; anyone looking for new build with a good energy rating and accepting the timescale that implies; and anyone who values a place with a life of its own outside the tourist season.

It does not suit anyone looking for warm beaches and a calm sea; anyone wanting a holiday home used two weeks a year and let for the rest — neither the product nor the rules are built for that; anyone who cannot tolerate port or industrial noise nearby; and anyone who needs to complete quickly, because a significant part of this catalogue has not been built yet.

Matosinhos compared

Against Porto itself, Matosinhos is cheaper per square metre, has the sea and has parking that is less impossible, but it does not have the historic centre or the cultural density. Against Vila Nova de Gaia, on the other side of the Douro, the profiles are close — both are large municipalities in the same metropolitan area with a seafront — with Gaia more extensive and Matosinhos more compact and more tied to the working sea. Against Póvoa de Varzim and Vila do Conde, further north, Matosinhos is far better served by the metro and closer to Porto, whereas the north offers more space for less money. And against the Algarve, it is the difference between a market that lives all year and a market that lives off the season.

Closing thoughts

Matosinhos is one of the few places in Portugal that combines a metro into a major city, an Atlantic seafront and a local economy that does not depend on tourism. That is what underpins the €440,000 median and what makes long-term letting a serious option rather than a consolation.

What changes the decision here is not the location, which is obvious on a map — it is the nature of the product. Three in every four properties with a known date are from 2026 or later.
