Locust Valley is a hamlet in the Town of Oyster Bay, Nassau County, on Long Island's North Shore. This is the stretch of Long Island known as the Gold Coast — family estates built in the early twentieth century, old country clubs, and narrow roads walled in stone on both sides. It is under fifty kilometres from Manhattan and feels like another state.

What you buy here

The range runs from just under half a million dollars to close to thirteen million, with the median above one million two hundred thousand. The overwhelming majority is single-family houses on their own land: three, four, five bedrooms, and at the top houses of seven and eight. The median floor area is around 230 sq m, with examples above a thousand.

There is virtually no apartment stock. Anyone looking for a two-bedroom with a service charge will not find it here — and that absence, more than the price, is what defines the place.

The train, said plainly

Locust Valley has its own Long Island Rail Road station, on the Oyster Bay Branch. It is worth saying what that means in practice: this branch is not electrified. It runs diesel trains and, to reach Manhattan, you change at Jamaica. Frequency is considerably lower than on the electrified branches of the same railroad, and off-peak gaps are long.

For a daily commuter this weighs more than the distance in kilometres. It is worth making the journey once, at the hour you would actually make it, before deciding.

Schools, clubs and what holds prices up

The area is served by the Locust Valley school district and is surrounded by well-known North Shore private schools. It is one of the reasons this market is mostly families moving in to stay, rather than second homes.

The other reason is the clubs. The Gold Coast organised itself historically around country and yacht clubs, and part of the property value is tied to being near them. That is a fact of the market, and it is fair to add: several have their own admission processes, and buying a house grants access to nothing.

Points to watch

Property tax

Nassau County carries one of the heaviest residential property tax burdens in the United States. On a house in this bracket the annual bill is a material part of the cost of ownership and does not stop when the house is empty. Always ask for the current tax on the specific property rather than an area average: county reassessments have changed many bills.

Wells, septic systems and infrastructure

Not all of the North Shore is on public sewers. Some properties have septic systems and, in places, their own well. It is not a defect — it is different maintenance, with its own inspections and costs that are better budgeted before rather than after.

Keeping an old house

Much of the stock is pre-war, and that is what is being bought. It brings ceiling heights, joinery and siting that are not built today; it also brings windows, roofs, heating and insulation that are decades old. A pre-purchase inspection here is not a formality.

Few buyers

This is a narrow market. A house above two million in this area can sit for months without anything being wrong with it. For a buyer that is negotiating room; for anyone already thinking about resale, it is time to factor in.

Who buys well in Locust Valley

Someone who wants land, quiet and schools within an hour of Manhattan, and accepts an inconvenient train and a high tax bill in exchange. Anyone who needs a subway, shops at the door and quick resale liquidity buys better elsewhere on the same island — and it is worth saying so rather than selling them this.
