Homes for sale in Vau

Leiria, Portugal

About Vau

Vau is a civil parish in the municipality of Óbidos, in Portugal's Oeste region, lying between the medieval town of Óbidos and the sea. It is home to the southern shore of the Óbidos Lagoon, Praia do Bom Sucesso and two of the best-known golf resorts in central Portugal, Bom Sucesso and Royal Óbidos. Outside the resorts, it is a rural, sparsely populated parish of villages, fields and pine woods.

For buyers, Vau offers mainly new detached houses, many of them in golf communities overlooking the lagoon or the sea, about an hour from Lisbon on the A8. The trade-offs are just as clear: daily life depends on the car, services are in Óbidos and Caldas da Rainha, the resorts have their own rules and costs, a good share of what is on offer is off-plan construction, and the lagoon needs regular dredging to keep it from closing off from the sea. This page explains the area, what is for sale and what to check before buying.

Where it is and how to get there

Vau lies on the coast of the municipality of Óbidos, in the district of Leiria, between the lagoon to the north, the Atlantic coast to the west and the town of Óbidos to the east. The parish covers about 32 km² and, in the 2021 Census, had 936 residents, with an ageing population. It includes the southern shore of the lagoon, Praia do Bom Sucesso and the land occupied by the resorts.

By car, the A8 motorway runs a few kilometres away and links the area to Lisbon, about 80 km away, in roughly fifty minutes to an hour, and to Caldas da Rainha, Leiria and the north. Lisbon airport is a little over an hour away. There are express coaches between Óbidos and Lisbon, and the Oeste railway line has a station in Óbidos, but with few trains. Day to day, life is lived by car.

A little history

For centuries, Vau was a land of farming and fishing on the lagoon, in the shadow of Óbidos, one of the best-known medieval towns in the country, with its castle and walls, which UNESCO recognised in 2015 as a Creative City of Literature. The lagoon, once a much larger bay, gradually silted up over the centuries, and its connection to the sea opens and closes with the shifting sands, which has required dredging in several phases.

The big change came in the 21st century, with the resorts. Bom Sucesso, recognised by the State as a project of national interest, opened its golf course in 2008, designed by Donald Steel, and brought together houses by more than twenty contemporary architects. Royal Óbidos opened its course in 2012: it was the last project Seve Ballesteros was involved in, with six holes overlooking the lagoon and twelve overlooking the Atlantic, and it has been ranked among the best courses in continental Europe.

Vau, area by area

Bom Sucesso

On the southern shore of the lagoon, Bom Sucesso is a golf resort built around contemporary architecture, with detached and terraced houses designed by renowned architects, an 18-hole course, a hotel and a large nature reserve. The project plans for around six hundred homes, built in phases. There are finished houses and plots still to be built on, and this is where the most distinctive architect-designed houses and the largest plots are found.

Royal Óbidos

Closer to the sea, Royal Óbidos combines a championship golf course, a hotel with a spa and residential areas of terraced and detached houses, many off-plan or under construction, with views over the golf course, the lagoon or the Atlantic. This is where most of the new-build property for sale is concentrated.

The villages and the countryside

Outside the resorts, Vau is a rural parish of small villages, farms, agricultural fields and pine woods. Here you find detached houses, older homes and plots of land, at lower prices than inside the gated communities, and with more space.

The lagoon, the beaches and golf

The Óbidos Lagoon is the largest coastal lagoon system on the Portuguese coast, covering about seven square kilometres and with little depth. It is a place for sailing, kitesurfing, canoeing, birdwatching and fishing, and Praia do Bom Sucesso, also known as Praia do Vau, sits beside the lagoon's inlet to the sea, with calm water on the lagoon side, which makes it popular with families with children. On the Atlantic side, the beaches have waves, and the region lies between Peniche and Nazaré, two of the best-known surf destinations in Europe.

Near Vau, Surfers Cove is under construction: a surf village with an artificial wave pool, started in 2025 and scheduled to open at the end of 2026. The two golf courses, Bom Sucesso and Royal Óbidos, make the area one of the golf destinations of the Lisbon and Oeste region.

Health, schools and services

Vau falls under the Unidade Local de Saúde do Oeste, the local public health unit. The reference hospital is in Caldas da Rainha, about a quarter of an hour away, and there is a health centre in Óbidos. State schools are in Óbidos and Caldas da Rainha. Everyday shopping — supermarkets, pharmacies, restaurants — is in Óbidos, about ten minutes away, and in Caldas da Rainha; inside the resorts there are restaurants and support services, geared more towards people on holiday.

What is for sale

In Vau, what sells is mainly houses, many of them new, and plots of land. In our selection, prices range from about €410,000 to €2.8 million: at the lower end, new one- to three-bedroom (T1 to T3) terraced houses in the gated communities, and the odd house outside the resorts; in the middle, three-bedroom (T3) houses with a pool and views over the golf course or the lagoon; at the top, five-bedroom (T5) or larger houses of contemporary architecture, with a pool and generous floor areas. There are also building plots in Bom Sucesso.

A significant part of the supply is new construction, sold off-plan, with staged payment plans. What drives the price is being inside or outside a resort, the view over the golf course, the lagoon or the sea, the size, the pool, the architect and the stage of construction.

The market moves. Well-priced properties get reserved quickly, and some prices are revised over the weeks. A listing you saw a month ago may now be at a different price or no longer available: always confirm the current status and price before going ahead.

Investment analysis

Appreciation

Vau benefits from three things at once: demand for the coast north of Lisbon, golf resorts with international brands and the proximity of Óbidos. Demand includes foreign families and second-home buyers. The limit is the entry price: inside the resorts, prices already reflect that positioning.

Rental

Holiday rentals draw demand from golfers, families and people seeking the lagoon in summer, and are strongest in the warmer months. Short-term (holiday) rental (alojamento local) depends on registration and on the municipal rules in force, and in the resorts the owners' association regulations may restrict or organise rentals, sometimes through an in-house management company. Long-term rental is more limited, because the parish has few residents and services are elsewhere. Confirm everything before the deed.

Exit

Well-located houses inside the resorts have their own market, both Portuguese and international. Higher-value houses and large plots have a narrower pool of buyers and may take longer to sell.

Points to consider

Buying off-plan

In a development under construction, what you are buying is a project. Confirm the building permit, the delivery date, the guarantees covering payments made before the deed and what happens if the works are delayed. Payment plans often require one portion on signing the promissory contract (CPCV), further instalments during construction and the balance on the deed: the more you pay upfront, the more the guarantee matters.

Resort rules and costs

Living in a resort comes with costs and rules: owners' association fees and service charges, regulations on building and alterations, and rules on renting and on the use of shared facilities. Ask for the regulations, the current fees, the recent meeting minutes and any planned works before making an offer.

Planning titles

Since 2024, under Decreto-Lei n.º 10/2024, the deed no longer requires the occupancy licence (licença de utilização) to be presented, and some listings warn that the property may not have all its planning titles (urban planning permits). That does not mean they are in order: confirm with the Câmara, the municipal council, that the house and every structure on the plot are licensed. Since 1 October 2026, the deed must state expressly whether or not the property has a planning title, failing which the sale may be annulled; read that statement carefully before signing.

The lagoon and the shoreline

The lagoon silts up and its connection to the sea closes periodically, which requires dredging; the shore and the coastline are subject to environmental protection rules. For a house or plot near the water, confirm with the Câmara and in the plans in force whether there are building restrictions and whether the area is prone to flooding.

The car and services

With no shops or schools in the parish, everything is done by car, to Óbidos or Caldas da Rainha. If you want to live there year-round, visit the area outside the summer too: in the resorts, many houses are second homes that stay closed for part of the year, and winter is very quiet.

Health and emergencies

The reference hospital is in Caldas da Rainha, and some emergency departments in the region have operated with restrictions in recent years. If you have frequent health needs, factor in that distance.

Plots and rural land

For a plot of land, confirm with the Câmara the land classification in the municipal master plan, any restrictions from the National Agricultural Reserve and the National Ecological Reserve and, for plots with a project, whether the project is approved and still within its validity period. A project awaiting approval is an intention, not a right.

Legal and tax checklist, in Portugal

Before buying: the certidão permanente do registo predial (the land registry certificate, showing ownership and any charges) and the caderneta predial (the tax register record of the property); the occupancy licence or, for off-plan purchases, the building permit; the energy certificate; the owners' association or resort regulations and fees; for houses, licences for every structure, including outbuildings and the pool; for plots, the Câmara's information on what can be built; if the aim is short-term rental (alojamento local), the municipal and owners' association rules.

On purchase: buyers from abroad need a Portuguese tax number and, as a rule, a tax representative or a holder of power of attorney. IMT (the property transfer tax) and stamp duty (imposto do selo) are paid before the deed, which is signed at a notary or at a Casa Pronta desk, followed by registration. It is advisable to have a lawyer check the documents before the promissory contract, when the deposit is usually paid.

While you own it: IMI (the annual municipal property tax), at the rate the Câmara Municipal de Óbidos sets each year, between 0.3% and 0.45% of the taxable property value; owners' association and resort fees, insurance and maintenance. Rental income must be declared in Portugal, even by non-residents.

On sale: capital gains tax, with different rules for residents and non-residents. Since 2023, the residence permit for investment can no longer be obtained by buying residential property.

Who it suits — and who it does not

It makes sense for those looking for a holiday or second home with golf, the lagoon and the sea about an hour from Lisbon; for golfers; for families who want a new house in a gated community with rules and maintenance; and for those who work from home and want to live close to nature.

It makes less sense for those who want services, schools and shops within walking distance, for those who need to be in Lisbon every day, for those who do not want to pay resort fees, and for those buying off-plan without first confirming the guarantees and the licences.

Final thoughts

Vau is the side of Óbidos that faces the lagoon and the sea: golf resorts, contemporary architecture and new homes an hour from Lisbon, in a rural, sparsely populated parish. The difference between a good and a bad purchase lies in the resort and its rules, in the licences and guarantees of new construction, and in the exact location relative to the lagoon and the coast.

When you contact us through a property page, we forward your details to our partner broker, who has the complete information on that specific property — licences, delivery date when it is new construction, resort regulations and fees, land registry status and negotiation terms.
