About Seaview

Seaview is a small community on Fire Island, the barrier island that runs along the south shore of Long Island, in New York State. It lies between the Village of Ocean Beach to the west and Ocean Bay Park to the east, in the central part of the island, and has about 370 homes spread between the ocean beach and the Great South Bay. There are no cars: you arrive by ferry, get around on foot and by bicycle along wooden walks, and the groceries go home in a wagon.

Among the island's communities, Seaview has a reputation as the most family-oriented and the most organised. It is run by a property owners' association founded in 1954, which owns the walks, the beaches and the facilities, and its summer revolves around children, tennis, the bay beach and community life — with the bustle of Ocean Beach a few minutes' walk away. Where it is and how to get there

Fire Island is about 50 kilometres long and only a few hundred metres wide. Seaview occupies a strip of the island from side to side, from the ocean to the bay, right next to Ocean Beach. It has a feature no other community on the island has: the boundary between the towns of Islip and Brookhaven runs through it from north to south, so some homes belong to one town and some to the other — with consequences for property tax, building permits and rental rules.

Access is across the bay. The Fire Island Ferries boat leaves from Bay Shore, on the Long Island shore, and has its own stop at Seaview; in summer there are several crossings a day, and out of season the schedule shrinks considerably. Bay Shore has a Long Island Rail Road station, with trains to Manhattan, and it is there that most owners leave their car, in paid lots. There are also water taxis, and some arrive on their own boat. Private cars do not circulate on the island: only service and emergency vehicles, with permits.

What life is like in Seaview

The association

The Seaview Association brings together the community's roughly 370 properties. It maintains the private walks, the 55-slip seasonal boat basin, the ocean beaches with their own lifeguards, the lifeguarded bay swimming area with a children's wading pool, the playground, six tennis courts, the ballfield and the common areas. Owners pay annual dues to the association, which also sets many of the rules of community life. Buying a house in Seaview is, in practice, joining this association.

The two beaches

One of the advantages of a community that spans the island is having two beaches. On the south side is the ocean beach, open, with wide sand and surf, watched in summer by the association's lifeguards. On the north side is the bay, with calm, shallow water, the lifeguarded swimming area for children, the boat basin and the sunsets over the Great South Bay. Families with young children often spend more time on the bay than on the ocean.

The choice of street therefore has two readings. Houses near the ocean are closer to the most popular beach, but also to erosion and storms; houses near the bay have water views and sunsets, but in storm floods the water also rises from the bay, as it did with Sandy. Neither side is free of risk, and the elevation of the house matters more than the street.

Shops and services

Seaview is quiet by choice: it has a family-run market, a liquor store and a plant nursery, and little else. For restaurants, bars and the rest of the shops, you walk to Ocean Beach, the island's main village, right next door. That combination — calm at home, services a few minutes away — is what makes Seaview one of the communities most sought after by families.

Summer life

The calendar is that of the American summer, from Memorial Day, at the end of May, to Labor Day, at the beginning of September. In those weeks children ride around on their own, there are summer programmes for the youngest in Ocean Beach, and social life happens on the beaches, on the tennis courts and in people's homes. Seaview also has two summer synagogues, the Fire Island Synagogue, founded in 1954, and the Fire Island Minyan, which are part of community life.

Out of season

In winter the island almost empties. The ferry runs only a few crossings, the shops close and the houses are shut and winterised. Seaview is, in practice, a summer second-home community; living here year-round is possible, but it requires a taste for isolation and well-planned logistics.

What is for sale and at what price

In Seaview what is sold is houses, and almost only houses. There are no apartment buildings: the typical product is a four- or five-bedroom wood-frame house, with a deck, an outdoor shower and, often, a small guest cottage on the lot. In our selection, prices range from about US$ 1.6 million to US$ 3.2 million.

At the entry level, around US$ 1.6 million, there are four- or five-bedroom houses, renovated or in good condition, some with bay views; lots are small by Long Island standards, and a lot of about 740 m² is already considered generous. Above two million come the houses with a pool, a guest cottage and a larger lot, and at the top the large houses, with several suites and a roof deck. What sets the price is, in this order, proximity to the beach or a bay view, the condition of the house and its pilings, the size of the lot and the possibility of expanding.

A word of caution when reading listings: some present expansion plans — an extra floor, more bedrooms, a pool — as part of the value. If those plans have not been submitted or approved, they are an idea, not a right. On Fire Island, what can be built on a lot depends on federal and town rules, not on the drawing.

Investment analysis

Appreciation

Fire Island has a scarcity that cannot be solved: the island lies almost entirely within the Fire Island National Seashore, created in 1964, and the communities cannot grow beyond their boundaries. Seaview, with its association, its facilities and its proximity to Ocean Beach, is among the communities with the most stable demand. The risk is that of any small second-home market: it depends on the New York economy and on the mood of people buying a holiday home.

Summer rentals

Fire Island houses are rented by the week, the month or the season, and a well-located family house in Seaview is in demand. Rental income can cover part of the annual costs, but the season is short — about fourteen weeks — and the rules are not the same on both sides of Seaview: the Town of Islip exempts Fire Island homes from its general rental permit regime, and the Town of Brookhaven has its own rule for the island. Before counting on the income, confirm with the right town — Islip or Brookhaven — and with the association what is allowed for that house.

Exit

The market moves mainly from spring to the end of summer, when buyers see the island at its best. Supply is small, which protects prices, but a sale can take time. Anyone buying here should think in years, not months.

Points to consider

Flooding, erosion and Hurricane Sandy

A barrier island is the Atlantic's front line. Hurricane Sandy, in 2012, hit Fire Island hard, and dune protection depends on public sand replenishment projects by the Army Corps of Engineers. Before buying, ask for the house's elevation certificate, check the FEMA flood zone and ask about any history of damage and insurance claims. Houses raised on pilings to current standards are worth more and are easier to insure.

Insurance

Flood insurance is mandatory with a mortgage and weighs on the numbers, but it varies a great deal from house to house: in Seaview there are houses for sale with transferable policies of just over a thousand dollars a year and others of more than five thousand. Add windstorm cover and liability. Get real quotes, for that specific house, before making an offer.

Car-free logistics

Everything that goes into the house — groceries, furniture, building materials — arrives by ferry or barge and continues by wagon or by permitted service vehicle. Building work costs more and takes longer than on the mainland, and booking a contractor in summer is difficult. Budget with a margin and with people who already work on the island.

Sewers and septic systems

Ocean Beach has a sewer system and a treatment plant; Seaview uses septic systems. A study presented to Suffolk County in 2024 identifies Seaview as one of the communities best suited to connect to the Ocean Beach plant, because of pollution in the bay. There is no timeline or cost yet, but it is a possible change that could bring works and charges for owners. Ask about the condition and age of each house's septic system.

Expanding is not always possible

Within the National Seashore, communities follow federal zoning standards as well as the town's. Restoring and renovating a house is possible; enlarging it, adding floors or covering more of the lot is not always. Anyone buying with a view to expanding should first confirm, with an architect who knows the island, what that lot allows.

Two towns

Because Seaview is split between Islip and Brookhaven, property tax, building permits and rental rules depend on which side the house is on. Confirm each house's town before doing the numbers.

Seaside maintenance

Salt, wind, sand and humidity demand constant maintenance of the woodwork, the decks, the roofs and the pilings. Add to this the association dues, the insurance, winterising the house and, for those who do not live nearby, remote management. The annual cost of keeping a house on Fire Island is high relative to its value.

Listings that change quickly

With so few houses, the good ones sell quickly, especially in spring. Always confirm the current status of a listing before booking the trip and the ferry.

Legal and tax checklist, in the US

Before making an offer: elevation certificate and flood zone; flood and windstorm insurance quotes; history of damage; condition of the pilings, the septic system and the services; which town the house belongs to; association dues and rules; building permits and certificates for any past expansions; rental rules, if that is the plan.

At purchase: in New York State, the purchase is handled by attorneys for both parties, with title insurance. There is a state transfer tax and, on residential properties from one million dollars — which includes practically every house in Seaview —, the 1% "mansion tax", paid by the buyer. There are no restrictions on buyers from abroad.

While owning: county, town and school district property tax; association dues; insurance; maintenance and winterising. Rental income is declared in the United States, even by non-residents.

On sale: capital gains tax and, when the seller is foreign, FIRPTA withholding on the sale price, settled later in the tax return.

Who it suits — and who it does not

It suits New York and Long Island families who want a car-free summer, with children free to roam, ocean and bay beaches and an organised community around them. It suits those who enjoy tennis, boating and quiet, with Ocean Beach next door for everything else. And it suits those buying to use the house and rent it out for part of the summer, accepting the rules.

It suits less those who want to use the house all year round, those who need to come and go whenever they like — here the ferry sets the clock —, those looking for stable twelve-month income, and those who do not want to deal with insurance, maintenance and association rules.

Final thoughts

Seaview offers the best of Fire Island in a quiet, family version: two beaches, an association that takes care of everything, and the village of Ocean Beach a few minutes' walk away. The price reflects that scarcity and that way of life. Those who buy well here look beyond the view: the elevation of the house, the insurance, the septic system, the town and what the lot allows.
