About Recife

Recife, the capital of the state of Pernambuco, is a city of about 1.5 million people built on a plain crossed by rivers, canals and mangroves, behind the line of reefs that gave it its name. It is the main service centre of Brazil's Northeast: it has one of the country's largest medical hubs, a technology district set in the historic centre, Porto Digital, and an international airport a few minutes from the beach.

For buyers, Recife offers large apartments in buildings with full leisure facilities, at prices per square metre below those of the country's most expensive capitals, such as São Paulo, Florianópolis or Vitória. The trade-offs are well known to those who live here: much of the city stands on federal coastal land, with fees paid to the federal government; the urban beach has restrictions because of sharks; rain floods whole streets when it coincides with high tide; and condominium fees weigh on the monthly cost. This page explains the city, what is for sale and what is worth checking before you buy.

Where it is and how to get there

Recife lies on the coast of Pernambuco, at the point where the Capibaribe and Beberibe rivers reach the sea. To the north, joined to the city, is Olinda, with its protected historic centre; to the south, the Boa Viagem seafront runs without a break into Piedade, which already belongs to the municipality of Jaboatão dos Guararapes.

Recife/Guararapes – Gilberto Freyre International Airport is inside the city, in the Imbiribeira district, a few kilometres from Boa Viagem beach. The BR-101 highway links the capital to the rest of the coast and the BR-232 to the interior of the state. Within the city, the Via Mangue expressway connects Boa Viagem to Pina and shortens the way to the centre, and the metro has a southern line that stops at the airport. The system is being transferred to the state government and then put out to a private concession, with the auction planned for the end of 2026, and it has suffered from breakdowns and a shortage of trains. In practice, life in Recife runs by car, and rush-hour traffic is heavy.

A little history

Recife began in the sixteenth century as the port of Olinda, then the seat of the captaincy, and dates its foundation from 1537. Between 1630 and 1654 it was the capital of Dutch Brazil: Count Maurice of Nassau had bridges, canals and a planned town built on the island of Antônio Vaz, and the layout from that period can still be recognised in the districts of Recife, Santo Antônio and São José.

With sugar and the port, the city overtook Olinda and became the capital of Pernambuco in the nineteenth century. In the twentieth century it grew southwards along the beach: Boa Viagem, once a summer retreat, became the most populous and most vertical district. In 2000 the state government created Porto Digital in the Bairro do Recife, and the old centre came to house hundreds of technology companies, which together had revenues of R$ 7.4 billion in 2025.

The city, neighbourhood by neighbourhood

Boa Viagem

This is the most sought-after district in the city and the only one where you live with the beach on your doorstep: a continuous promenade, Dona Lindu Park, shops, schools, hospitals and the Shopping Recife mall. The buildings on Avenida Boa Viagem, facing the sea, are the most expensive; two or three blocks inland, prices fall and the stock is larger. In exchange, it is a dense district: Conselheiro Aguiar and Domingos Ferreira avenues come to a standstill at rush hour.

Pina

Between Boa Viagem and the centre, Pina changed character with the RioMar shopping centre, opened in 2012, and with the Via Mangue. It concentrates the most recent high-end launches and, in recent price surveys, appears as the most expensive district in the city, ahead of Boa Viagem.

The Zona Norte: Casa Forte, Jaqueira, Graças and their neighbours

Away from the beach and close to the Capibaribe river are the leafy districts of the Zona Norte: Casa Forte, Parnamirim, Jaqueira, Graças, Aflitos, Espinheiro, Poço da Panela, Apipucos. They are sought by families who live in the city all year round, for the traditional schools and for Jaqueira Park. Since 2001, a municipal law known as the Twelve Districts Law has limited the height and density of buildings in this area, which protects the landscape and restricts new supply.

The centre and Recife Antigo

The Bairro do Recife, Santo Antônio, São José and Boa Vista form the historic and commercial centre. By day they have Porto Digital, government offices and shops; at night and at weekends, activity gathers around the Marco Zero square. Residential supply is small, in old buildings, and it is in the centre that carnival takes place, with the Galo da Madrugada parade on the Saturday.

Imbiribeira and the area around Boa Viagem

Behind Boa Viagem, towards the airport, Imbiribeira has large club-style condominium developments with extensive leisure areas. The name Boa Viagem often appears in developments and listings on this side, but the official district is a different one, the beach is further away and the airport is next door.

Healthcare, schools and services

Recife's medical hub, concentrated in Ilha do Leite and the surrounding districts, is considered the second largest in Brazil and treats patients from the whole Northeast. The Real Hospital Português is the best-known private institution, and the public Hospital da Restauração is the state's main trauma emergency hospital. The Federal University of Pernambuco is in Cidade Universitária, in the west of the city, and there are traditional private schools in Boa Viagem and in the Zona Norte. Shops and services are plentiful in all the established residential districts.

What is for sale

The Recife market is dominated by apartments in tall buildings: two bedrooms for first-time buyers, and three and four bedrooms, with more than one parking space and club-style leisure, for families. Houses are rare in the sought-after districts and appear mostly in the Zona Norte. In our selection, prices range from about R$ 1.2 million to R$ 1.55 million, for three-bedroom apartments of between 107 and 120 square metres in the Boa Viagem area.

A small sample is not a market, which is why it is more useful to know what drives the price than to memorise a range: the walking distance to the beach, the floor and the view, the age of the building, the number of en-suite bedrooms and parking spaces, the condominium's leisure facilities and, in Recife in particular, whether the land is freehold or federal coastal land. Two apartments of the same size can have very different prices for any one of these reasons.

The market moves. A listing seen a few months ago may now have a different price or no longer be available: always confirm the current status and price before going further.

Points to consider

The name of the building is not the district

In Recife, Boa Viagem sells, and many listings and developments use the name while standing in Imbiribeira or Pina. Confirm the official district on the matrícula (the land registry record) and on the IPTU property tax bill, and walk the route to the beach before deciding. At the southern end the same happens with Piedade, which is already another municipality, with a different IPTU and a different ITBI transfer tax.

Federal coastal land

About 40% of Recife's territory is terreno de marinha, federal coastal land, or land reclaimed from it, because of the rivers and the mangroves. On these properties the federal government owns a share of the land, and the owner pays an annual ground rent or occupation fee and a 5% transfer charge, the laudêmio, on every sale. Contrary to what one might expect, in Boa Viagem the issue is not the seafront buildings but the inner part of the district, close to the rivers and the mangroves. Ask whether the property is subject to ground rent, request the certificate from the federal property office (Secretaria do Patrimônio da União) and check that payments are up to date; it is possible to buy out the federal share, a procedure called remição. The constitutional amendment that would end these charges has been in the Senate since 2022 and has not been approved.

Sharks

In June 2026, the state committee that monitors the subject had recorded 83 shark incidents in Pernambuco since 1992, 27 of them fatal; 24 were in Boa Viagem, where there was a new case in 2026. A 33-kilometre stretch of coast, from Olinda to Paiva beach, has warning signs, and along it a 1999 state decree bans surfing and other water sports. The beach is still used: people bathe at low tide, in the natural pools protected by the reefs, and the promenade is busy all day. But anyone buying in order to swim in open sea should know this beforehand.

Rain, tide and flooding

Recife is flat, low-lying and crossed by water, and it is frequently cited, on the basis of reports by the UN climate panel, among the cities in the world most exposed to sea-level rise. The rainy season runs from April to July. When heavy rain coincides with high tide, streets and avenues flood, including in sought-after districts. In the rains of May and June 2022, 129 people died in the metropolitan area, 50 of them in Recife, most in landslides on the hillsides. Visit the property on a rainy day, ask the neighbours whether the street floods and look at the basement garage.

The condominium

Buildings with a pool, gym, sports courts and a 24-hour front desk have high condominium fees, and so do the large club-style developments. Ask for the current amount, the latest minutes, the planned works and whether any extra charges have been approved. Close to the sea, salt air shortens the life of façades, window frames and lifts, and that bill shows up in the condominium fee.

Short-term rental

Before buying with Airbnb in mind, read the condominium bylaws. In 2026, Brazil's Superior Court of Justice ruled that repeatedly offering an apartment on short-stay platforms depends on authorisation from the condominium, and it suspended cases on the subject throughout the country in order to set a single binding rule.

Old low-rise buildings

In the metropolitan area there are thousands of buildings of up to four storeys put up in load-bearing masonry, without columns or beams, known as prédios-caixão. Several have collapsed, hundreds have been classified as high risk, and in 2024 the federal government signed an agreement to compensate the owners in the worst cases. In an old low-rise building without a lift, ask for an engineer's report on the structure before making any offer.

Documentation

Ask for the up-to-date matrícula, the occupancy permit (habite-se) and the registration of the construction, the clearance certificates for the seller and the property, the statement that condominium fees are paid up and, where applicable, the federal certificate on the coastal land. A lawyer should review everything before the preliminary purchase contract is signed.

Purchase costs and taxes

On purchase: the standard rate of the ITBI transfer tax in Recife is 3%, with 1% on the part financed through the Sistema Financeiro de Habitação. The city has been offering a reduced rate to those who pay within a set period counted from the signing of the contract; confirm the rule in force at the time of purchase. Added to this are the public deed at a notary's office and registration at the land registry, at regulated fees, and, on federal coastal land, the laudêmio.

While you own: annual IPTU, condominium fee, insurance, maintenance and, when the land is federal coastal land, ground rent or occupation fee. Those who rent out declare the income in Brazil.

Foreign buyers: may buy urban property without significant restrictions. A CPF (Brazilian taxpayer number) is required, and it is important to bring the funds in through a formal, documented foreign-exchange transaction, to make it easier to send them back after a future sale. For those who earn in another currency, the exchange rate counts in both directions: the real may strengthen or weaken between purchase and sale, and that weighs as much as the appreciation of the property.

Who it makes sense for — and who it does not

It makes sense for those who are going to live and work in Recife, or need to be close to the medical hub, Porto Digital and the airport; for those who want a spacious apartment, with leisure facilities and neighbourhood life on foot; and for those looking for an urban base in the Northeast, with an international airport and the southern coast of Pernambuco a little over an hour away by car.

It makes less sense for those who dream of open-sea swimming on their doorstep, for those who do not want to depend on a car, for those counting on short-term rental without reading the condominium bylaws, and for those who are not prepared to deal with ground rent and laudêmio.

Final thoughts

Recife is a large capital with its own economy and a deep apartment market. What separates a good purchase from a bad one is rarely the price per square metre: it is the true district, the status of the land with the federal government, the street on a rainy day and the cost of the condominium.

The path is simple to state: confirm that the property is still available and at what price, ask for the matrícula and the federal certificate, read the condominium bylaws and minutes, and visit the apartment at rush hour and on a rainy day before deciding.
