About Mill Neck

Mill Neck is an incorporated village in the Town of Oyster Bay, Nassau County, set against the harbour and the creek that gives it its name. It is one of the smallest settlements on Long Island's entire North Shore, and it is mostly this: large properties, woodland, water, and little else. There is no commercial centre and no main street.

What you buy here

This is not a house market, it is an estate market. The range begins above one and a half million dollars and reaches close to ten and a half million, with the median near five million seven hundred thousand. The median floor area is around 700 sq m — this is not the large house in a good neighbourhood, it is a different category of property.

Layouts run from four bedrooms up to houses of ten and twelve. Everything is detached, on its own land. There is no apartment stock and no entry-level product, and anyone arriving in Mill Neck looking for either is in the wrong place.

An incorporated village, and what that changes

Unlike Locust Valley, which is a hamlet with no government of its own, Mill Neck is an incorporated village, with its own zoning code and its own permitting rules. In practice that means large minimum lots, little room to subdivide, and a separate process for works, outbuildings and pools.

That is what keeps the village as it is — and it is the same thing that limits what can be done with the land after buying. Before counting on an extension, check what the village code allows, not what the county allows.

Water at the door, and what it brings

Part of the value here lies in the waterfront and the views over the harbour. It also brings what water always brings: storm exposure, flood insurance to consider depending on elevation, and accelerated maintenance on everything outdoors — timber, metal, docks and paths.

Points to watch

Tax and cost of ownership

Nassau County is among the heaviest in the United States for residential property tax, and in this price bracket the annual bill is significant on its own. Add heating and maintenance of a house of several hundred square metres, grounds to keep, and in many cases a septic system and a well. The cost of keeping is not deducted from the purchase price.

A diesel train and a change at Jamaica

The rail link is the Oyster Bay Branch, which is not electrified: diesel-hauled, requiring a change at Jamaica to reach Manhattan, and considerably less frequent than the electrified branches. For weekend use it is irrelevant; for anyone planning to do this five days a week, it is not.

Services minutes away, always by car

There are no shops in the village. Supermarket, restaurant, pharmacy and school are in Locust Valley, Oyster Bay or Bayville, a few minutes away — but always by car. Anyone who does not drive does not live here.

A very narrow market

In a village of this size and at this price level, the number of possible buyers at any moment is small. Selling periods are long and pricing is set by a handful of transactions a year. Buy intending to stay, not to resell quickly.

Who buys well in Mill Neck

Someone looking for privacy, land and water within an hour of Manhattan, with the structure to maintain a property that size. For anyone who wants the same area without the same commitment, Locust Valley, next door, offers the same landscape and the same school district at a considerably lower price.
