About Maraú
Maraú is a municipality in the lower south of Bahia, but nobody buys the town: they buy the peninsula. The Península de Maraú is a narrow strip of land some 50 kilometres long, wedged between the Baía de Camamu — the third largest bay in Brazil — on one side and the open Atlantic on the other. Barra Grande, at the northern tip, is the village where life happens. Everything that follows is about that axis.
What sets Maraú apart from the rest of the Bahian coast is a rare combination: reefs that form natural pools of warm water at low tide, beaches you can still walk without seeing a building, and a village that grew without going vertical. There are no tower blocks, no thousand-room resorts, no traffic lights. In exchange — and this is the point that decides the purchase — there is also none of what people take for granted at other beaches: a hospital, a bank, a large supermarket, or any certainty that the power will hold through a stormy night.
Where it is and how you get there
The peninsula lies around 450 kilometres from Salvador by road, and the distance is the smaller problem: the trip means the ferry to Bom Despacho or the long way round by land, then the BA-001 to the entrance of the peninsula. The final stretch, which for decades was forty-odd kilometres of dirt track that took two hours in a four-wheel drive, is now paved. That road is the most important economic event in the region in half a century, and it explains a good part of today's prices.
The classic alternative is still the crossing of the bay: a fast boat leaves Camamu for Barra Grande in about forty minutes, and it is the route most visitors still prefer for the landscape. The nearest airport with scheduled flights is Ilhéus, three and a half hours away by car; Salvador is a full day's journey if the ferry goes badly.
Translated into what matters to a buyer: Maraú is far, and will stay far. That protects the peninsula from mass tourism and limits the weekend market. People who come, come for five days or two weeks — which changes the arithmetic of a rental property completely.
The areas, one by one
Barra Grande and Ponta do Mutá
The village has sand streets, a core of restaurants and guesthouses around the square, and its main beach facing the bay — calm water, no waves, good for children and for boats. Ponta do Mutá, with its lighthouse, is where the bay meets the open sea and where the sunset is watched; it is also where land costs the most per metre. Buying in the village means having shops and restaurants on foot, and accepting the crowds of January and the silence of May.
Taipu de Fora
This is the postcard and the engine of tourism on the peninsula: a line of reefs that, at low tide, forms natural pools of clear water full of fish, a few metres from the sand. It has the most demand and the most new building, and it appears in more listings than anywhere else. Two things to know before you romanticise it: the pools only exist on the falling tide, which shapes a visitor's day, and the sea frontage is the zone with the tightest environmental rules.
Três Coqueiros, Jorge Leite and Praia da Cerca
These are the growth districts between the village and Taipu, with subdivisions opened in recent years and plenty of building under way. This is where the paved road showed its effect most clearly: plots that were worth little became an investment product. It is where you find the most dry, level land a few minutes from the sea — and also where it is easiest to buy something whose paperwork is still halfway there.
Algodões, Bombaça and Cassange
Going down the peninsula, the beaches get emptier and more beautiful, and the services get further away. Algodões has a long beach and a preserved sea frontage; Bombaça is sought out by those who want a gated development with beach access; Cassange has a lagoon and dunes and is among the most isolated areas with real demand. Here you buy landscape and privacy, and you pay in kilometres and in dependence on a car.
Saquaíra, Campinho and the town of Maraú
Small communities with lives of their own and little formal property market. They show up in land and farm deals rather than finished houses. The municipal seat, on the bay side, is administrative: it is where paperwork is done, not where holidays are spent.
What is on the market
Houses
The most common product, covering an enormous range. At the bottom there are simple two-bedroom houses in the growth districts; at the top, architect-designed residences with a pool, a deck and full integration with the forest, many of them built in the last five years for owner use and high-end rental. Between the two extremes sits a broad band of holiday houses with three or four en-suite bedrooms, and that is where the market moves most.
Plots and land
After houses, this is what is advertised most — and they are two different things. A plot is urban land inside a subdivision, with defined dimensions, typically between 400 and 1,000 square metres. An area is a larger parcel measured in hectares, often with sea or river frontage, sold to an investor or a developer. The legal difference between the two is large and is dealt with below.
Apartments and gated developments
These are recent on the peninsula and concentrate in Taipu de Fora and around the village: low buildings of two or three floors, with a pool and sometimes an associated guesthouse operation. They are born with the holiday rental market in mind. They make sense for those who want to be on the peninsula without a house to maintain — which is a real problem, discussed further down.
Guesthouses and commercial property
There are always guesthouses for sale, and this segment deserves particular care. Many are working family businesses with imperfect licensing and revenue heavily concentrated in three months of the year. Buying a guesthouse here means buying a job, not passive income — and the due diligence is that of a company, not of a property.
About the prices you see
One feature of this market confuses newcomers: the price is often not published. Many listings simply say price on request, and the figure comes out in the first conversation. It is not a bad sign; it is how the local market works, especially with land and with high-end property. Among those that do carry a figure, the range runs from a few hundred thousand reais for a plot or a simple house to tens of millions for a large parcel with sea frontage.
Investment analysis
Appreciation
Recent history in Maraú is the history of a road. While access was a dirt track, the peninsula was cheap because it was hard; with the tarmac, travel time fell, visitor numbers rose and land reacted. Whoever bought before the works did the best deal in the region. Whoever buys now is paying a price that already includes the road — and betting on the next cycle, which depends on less certain things: sanitation, stable power, flights into Ilhéus and hotel capacity.
Holiday letting
It works, and works well, but in short windows. The useful year runs from December to March, with July and the long weekends filling in. Outside that, occupancy collapses and some businesses simply close. An honest yield calculation starts from the high season, not from an annual average price — and deducts local management, cleaning, maintenance and commissions, which are dearer here because few people provide the service.
Exit
This is the part most often underestimated. The buyer pool is small and seasonal: a well-located property with clean paperwork sells within a reasonable time; a large parcel, without a definitive deed, in a remote spot, can wait for years. Liquidity here is not a function of price, it is a function of paperwork and location.
Points to watch
Seasonality, seriously
From January to March the village fills up, restaurants have queues and the boat gets expensive. In May, June and September, half of it closes. Anyone buying to live here should visit in both seasons before deciding — the low-season peninsula is another place, and not everyone likes what they find.
The rainy season
It rains mainly between April and July, and it rains properly. The dirt roads that link beaches and subdivisions deteriorate, and there are accesses that need four-wheel drive at that time of year. Before buying far from the tarmac, it is worth asking what the same road is like in June.
Building here costs more
Every material arrives from far away, by road or by boat, and skilled labour is scarce and fought over. A budget drawn up with Salvador or São Paulo prices does not survive contact with the reality of the peninsula — the typical overrun is tens of per cent, and deadlines slip. Anyone buying land to build should budget with room to spare and count on being present.
Paperwork: possession is not ownership
This is the most important point on the whole page. A significant share of the land on the peninsula was never properly titled: it changes hands as possession, with private contracts, chains of assignment and sometimes nothing more than a receipt. Possession is not ownership. Only a public deed registered against the property record, at the competent registry, transfers title. Buying possession is possible and happens every day, but it is a risk decision that must be taken knowingly, with a discount in the price and with local legal advice — never on the strength of a friendly seller.
Naval land and the coastal strip
Land next to the shoreline may be classified as naval land, federal domain, which means occupation or leasehold, an annual charge and a transfer fee, rather than full ownership. That does not prevent the purchase or the use, but it changes what is being bought, and it has to appear in the calculation.
Environmental protection area
The peninsula sits inside an environmental protection area, and the Atlantic Forest that covers it is protected by federal law. That limits clearing, earthworks and building on strips of restinga and mangrove, and requires licensing for works that elsewhere would be routine. Land described as ready to build may not be: the right question is not whether it is beautiful, but what the licence allows you to do with it.
Rural parcels: land registry and mapping
Buying hectares rather than plots means another regime: registration in the rural environmental register, certified georeferencing, and attention to legal reserve and permanent preservation areas. An area with 400 metres of sea frontage and none of those documents is a promise, not a tradeable asset.
Health, power, water and signal
Barra Grande has basic care; a serious case leaves the peninsula — and the reference hospital is hours away, with the bay crossing or the road in between. Power improved a great deal with the new grid, but outages on stormy days still happen, and high-end houses tend to have a generator for good reason. Water, on most properties, comes from a well. Fixed internet has reached the village and the growth districts; on the more distant beaches you still depend on patchy mobile signal.
Insects and salt air
At dusk, especially in the rainy season and near damp vegetation, there are biting midges. Screens and timing solve it, but it is worth knowing before designing an open veranda. And the salt air handles the rest: ironwork, air conditioning and window frames near the sea demand constant maintenance, and that is a recurring cost, not an occasional one.
Legal and tax checklist, in Brazil
Before buying
Ask for the up-to-date property record and read the chain of title; confirm that the seller is the person on the record; obtain clearance certificates for the seller — personal, tax, employment and enforcement — and for the property; check that municipal or rural property tax is paid; and, in a gated development, the declaration that the service charges are settled. If what exists is possession, this changes shape: assess who holds it, for how long, with what documents, and whether adverse possession is available.
At the purchase
A foreigner may buy urban property in Brazil without restriction, needing only a taxpayer number; rural property carries limits and extra requirements. The normal path is a sale and purchase contract, payment of the municipal transfer tax, a public deed at a notary and — the step many people forget — registration against the property record. Before registration, ownership has not transferred.
While you own it
Annual property tax, service charges where applicable, and a declaration of assets in Brazil. Anyone letting declares the income and, as a non-resident, is subject to withholding at source — worth confirming with a Brazilian accountant before the first letting, not after.
On sale and on currency
There is capital gains tax, with specific rules and exemptions, and remitting funds abroad requires that the money's entry was registered with the central bank at the time of purchase. Buying with money that came in unregistered creates a problem that only appears years later, on the way out.
Who it suits — and who it does not
It suits someone who wants a beach house in a place that has not yet been transformed, accepts the distance as part of the price, and has the patience to deal with paperwork calmly. It suits someone who builds with local supervision, and someone who buys to use a great deal, topping up with holiday lets.
It does not suit someone who wants steady income all year round, someone who needs medical care nearby, someone buying from a distance with nobody they trust on the ground, or someone unprepared for the possibility that the paperwork takes longer than expected. And it makes no sense at all to buy here in a hurry: the discount goes to those who wait, not to those who rush.
Maraú compared
Next to Itacaré, two hours to the south, Maraú is more isolated, dearer to build in and quieter; Itacaré has more services, more movement and a more liquid market. Next to Trancoso, it is far less polished and far less expensive: Trancoso has an international circuit, name restaurants and prices to match. Next to Praia do Forte, it loses on infrastructure, finished gated developments and proximity to Salvador, and gains in nature and in space. Those who want quiet with services stay in Praia do Forte; those who want quiet for real come here.
Due diligence specific to this peninsula
Beyond what has been said, three checks are worth more here than elsewhere. The first is to visit the land at high tide and at low tide, and after rain: the same plot changes character. The second is to confirm the access — who passes, along what route, and whether the right of way is formalised; there are beautiful plots whose road depends on a neighbour's goodwill. The third is to talk to someone who has already built in the area, about the real cost per square metre and about timescales: it is the information no listing carries and it decides whether the project is viable.
Final thoughts
Maraú is at an unusual moment: it is no longer the secret of those who arrived by four-wheel drive, and it is not yet a mass destination. That window tends to be short, and it is where the opportunities are — and also the most expensive mistakes, nearly all of them with the same origin: paperwork. A well-chosen property here is a rare thing; a badly titled one is a problem you inherit.
For anyone who wants to go ahead, the path is simple to state and takes discipline to follow: choose the area for the life you will have there, not for the photograph; demand the property record before any deposit; and visit in February and in June before you sign.
