Rental potential Lagos is one of the rare Algarve locations where both markets work . Holiday letting is strong with an extended season — Easter to October, stretched further by surfers, golfers and walkers on the Rota Vicentina. And residential letting has genuine demand, sustained by permanent residents, remote professionals and tourism workers who need housing in January as much as in August. That dual outlet concretely reduces risk. But read carefully what follows on licensing: Portugal's local accommodation framework has tightened, and Lagos is precisely the kind of town those restrictions target. Points to consider None of these is a reason to rule Lagos out, but ignoring them is exactly how people buy badly here. An hour from the airport This is the Barlavento's geographical cost. Faro is roughly 85 km away via the tolled A22, or the slower EN125. Compared with the Golden Triangle at twenty minutes, it is a real difference for frequent travellers or for weekly-rotation holiday letting. Do the journey before deciding, and do it in August. Cliffs: erosion and geological risk This is the most serious and the most underestimated point. Night-time noise in the centre The Rua 25 de Abril area concentrates bars and nightlife, busy until late through the summer. A charming house inside the walls may be exactly that — and sit thirty metres from a bar. Visit the property at night, on a summer weekend, before signing. Old buildings with high renovation costs The old-town houses are beautiful and they are old: masonry walls, rising damp, timber, roofs needing replacement, end-of-life installations. On top of that, works in a historic area carry heritage constraints — materials, colours, window frames, façades — which raise costs and lengthen timescales. It does not suit Those who need the airport close by; those wanting the silence and privacy of a large plot in a gated resort — that is the Golden Triangle; those for whom golf is the centre of life, better served in Vilamoura or Quinta do Lago; those who cannot tolerate crowds in August; those wanting a move-in-ready home in the historic centre, a scarce product; and anyone counting on residency by investment, which no longer exists. Lagos compared vs Quinta do Lago and Vale do Lobo: the opposite proposition.
