Kerhonkson is a hamlet in the Town of Rochester, in Ulster County, about two hours by car from New York City. It sits in the Rondout Valley, between the Catskills and the Shawangunk Ridge, and is one of the more affordable ways into this part of the state. The valley between two ranges

The geography here is the part outsiders least understand. Kerhonkson is not in the mountains: it is in the valley that separates them. To the north and west the Catskills rise; to the east and south stands the Shawangunk Ridge, the same ridge as New Paltz. Between them runs the Rondout Creek, and along it Route 209, the spine of the region, linking Kingston to Ellenville.

This has two consequences for a buyer. The first is good: you are a few minutes by car from two different landscapes, and valley land is flatter, more workable and cheaper than hillside. The second is the main drawback, set out in the points to consider: Kerhonkson is not a place you can walk around.

The supply is small, and worth explaining property by property

It is not a finished house: work begins after the contract is signed, and the plan can be customised.

What makes the place

Minnewaska, Sam's Point and the southern ridge

From Kerhonkson you climb to the southern part of the Shawangunk Ridge, where Minnewaska State Park Preserve and Sam's Point sit, with mountain lakes, escarpments and old carriage roads. It is the same ridge you see from New Paltz, approached from the other side and usually with fewer people on it.

The Rondout and New York's water

The Rondout Creek crosses the valley, and upstream lies the reservoir that carries its name, part of the system supplying New York City. That means part of the territory is subject to watershed rules, which govern septic systems, construction and earthworks. It is paperwork to ask for before buying, especially on larger plots.

Accord, Stone Ridge and the recent shift

Kerhonkson is part of a group of valley hamlets that includes Accord and Stone Ridge. Stone Ridge is the more established and the more expensive; Kerhonkson has been the affordable alternative. Over the past decade design-led hotels and country houses with restaurants have opened here, and that change of profile has brought new demand — and, as will be seen, asking prices that sometimes run ahead of the market.

Getting there and living there

Kerhonkson is about two hours by car from New York City, leaving the I-87 at Kingston and heading down Route 209. Kingston is the county's service town, about half an hour away, with a hospital, large supermarkets and full retail. There is no public transport of any practical use between the valley hamlets.

Rental potential

Demand is for weekends and for the season: autumn for the foliage, summer for the lakes and trails, and a steady flow of people coming for the ridge parks. The arrival of design-led accommodation in the area has made it better known, which helps occupancy. As across the county, short-term rental rules are set by the town and have been revised over time: confirm the rules in force and the licence status of the specific property before counting on income.

Taxes and costs in New York

New York State has high property taxes, and the largest share is usually the school tax, levied by the school district and not by the town. Two houses of similar value can carry very different annual bills depending on the district they fall in. Always ask for the actual figure for the current year, not an estimate.

On purchase there are also the state transfer tax, closing costs, title insurance and legal fees. In New York it is usual for each party to have its own attorney, unlike in other states, and allowing a margin for closing costs is prudent.

Points to consider

It is not a walkable village. Unlike Woodstock or New Paltz, Kerhonkson has no main street where daily life can be done on foot. The buildings stretch along Route 209 and the valley roads. Anyone wanting a café, a bookshop and a restaurant within strolling distance will have to drive — and should compare with the alternatives before deciding.

One of the four properties is not a finished house. The most expensive is land with a construction contract. It is a legitimate and common route in this region, but it calls for a different kind of diligence: timescales, penalties, what is included in the finishes and what is extra, and what happens if costs rise during the build.

A sample of four properties is not a market. Any reading of price based only on what we hold here is fragile. Before making an offer, compare with recent completed sales in the same hamlet and its neighbours, rather than with what is being asked in the window.

Asking prices run ahead in fashionable areas. The arrival of design-led accommodation in the valley changed how the area is perceived faster than it changed transaction values. Added to the sharp rise of 2020 and 2021, some stock is still advertised with reference to a peak that has not repeated.

Watershed rules. Part of the territory lies in the area supplying New York City, with its own rules on septic systems, construction and earthmoving. On a large plot this can be the difference between being able and not being able to build where you intend.

The Rondout Creek overflows. There is low ground in the valley that is in a flood zone. Confirm the classification and the cost of insurance before making an offer on a property beside the water.

Well water and septic tanks. Outside the core this is the norm, and both need a technical inspection before purchase and maintenance afterwards.

This is car country, and winter is serious. Without a car life does not work; with snow and ice you need a vehicle able to climb the hillside roads. Many valley houses were built for summer use and heat poorly.

Mobile and internet coverage is patchy. This is a rural valley, and there are spots with a weak signal and limited broadband. For anyone planning to work from home, this is checked on the ground, not on a map.

None of this takes away from Kerhonkson. These are the trade-offs of a farming valley between two protected ranges, with entry prices that no longer exist in the towns with a name, two hours from the largest city in the country.

Who Kerhonkson makes sense for

It makes sense for anyone who wants land and quiet at an entry price in this part of the state; for anyone who uses the ridge — trails, lakes, climbing — and prefers to approach it from the quieter side; for anyone who does not mind driving ten or fifteen minutes for everything; and for anyone willing to consider building from scratch. It makes less sense for anyone who wants a village with street life, for anyone who needs services on the doorstep, for anyone who does not want to depend on a car, or for anyone looking for a market deep enough to compare dozens of houses.
