About Itajaí
Itajaí is the port city at the mouth of the Itajaí-Açu River, on the northern coast of Santa Catarina, right next to Balneário Camboriú. It has around 264,000 inhabitants, according to the 2022 Census, and grew by 44% in twelve years. It is a working city — port, fishing, trade and logistics — with a historic centre of Azorean origin and, to the south, a beach neighbourhood that has become one of the most sought-after property markets in the country: Praia Brava.
For buyers, Itajaí offers two very different things. In the centre and the surrounding neighbourhoods, apartments and houses in a mid-sized city, with services, a university and jobs. In Praia Brava, high-end apartments and penthouses by the sea, a few minutes from Balneário Camboriú, at prices that already compare with the best addresses in Brazil. The trade-off is also well known: the river floods that marked the city in 2008 and 2011, the traffic, the construction work and the building rules in Praia Brava, which have changed more than once. This page explains the city, what is on the market and what is worth checking before you buy.
Where it is and how to get there
Itajaí lies at the mouth of the Itajaí-Açu River, between Navegantes, on the other side of the river, and Balneário Camboriú, to the south. The BR-101, the great highway of the Brazilian coast, crosses the municipality and links it to Florianópolis, about 100 km to the south, and to Joinville and Curitiba to the north; the BR-470 runs inland to the Vale do Itajaí, towards Blumenau.
Navegantes airport, with flights to São Paulo and other state capitals, is on the other side of the river, a few kilometres away as the crow flies. You can get there via the BR-101 or by the ferry that crosses the Itajaí-Açu in a few minutes, the shortest link between the centre of Itajaí and Navegantes. Florianópolis international airport is about an hour and a half away by car. The city has local buses and taxis but, as almost everywhere on the Santa Catarina coast, daily life is mostly done by car.
A little history
Settlement at the mouth of the Itajaí-Açu began around 1750, with families from the Azores and Madeira who established themselves on the right bank of the river. The settlement became a parish in the 19th century, under the name Santíssimo Sacramento de Itajaí, and the municipality was created on 15 June 1860, when it separated from Porto Belo. In the 19th century the port gained importance as the outlet for the products of the German and Italian colonies of the Vale do Itajaí, such as Blumenau and Brusque.
The port and the river still shape the city. The Itajaí-Açu port complex, which brings together the port of Itajaí and the Navegantes terminal, is one of the largest in Brazil for containers. Fishing also carries weight, and the Azorean heritage lives on in the Marejada, the city's Portuguese festival, in October. Itajaí has hosted the Brazilian stopover of the round-the-world sailing race four times — the most recent in 2023, as The Ocean Race — and the 2027 and 2031 editions are already confirmed.
Itajaí, area by area
The centre and the riverfront
Around the main church, the public market and the bank of the Itajaí-Açu lie the historic centre, traditional shops and services. There are residential buildings from various periods and a few old houses. It is a practical area, close to everything, but also the one most exposed to flooding and to the bustle of the port.
The residential neighbourhoods
Between the centre and the BR-101 lie residential neighbourhoods such as Fazenda, São João, Dom Bosco and Ressacada, with houses, mid-rise buildings and more recent gated communities. These are neighbourhoods of families who work in Itajaí, in Balneário Camboriú and in the region, with schools and shops nearby and lower prices than by the sea.
Cabeçudas and Atalaia
South of the centre, by the river bar and the breakwaters, lie Cabeçudas and Atalaia, with small beaches, houses and low-rise buildings and a view over the entrance to the port. They are quieter areas, sought after by those who want the sea close to the centre. The breakwaters at the bar, at the mouth of the river, are one of the city's favourite walks and the spot from which to watch the ships and the regattas set out.
Praia Brava
Praia Brava, at the southern tip of the municipality, with about three kilometres of seafront, borders Balneário Camboriú. Until the 1980s it was almost empty; from the 2000s onwards, with better roads and the saturation of Balneário Camboriú, it filled up with high-end developments. Today it is divided between Brava Sul, more built-up and closer to Balneário, and Brava Norte, with stricter land-use rules, lower density and some of the most expensive projects on the coast. This is the area where our selection is concentrated.
Healthcare, education and services
Itajaí has the Hospital e Maternidade Marieta Konder Bornhausen, the city's main hospital, as well as private clinics and hospitals; for more complex cases there are also the hospitals of Balneário Camboriú, Blumenau and Florianópolis. In education, the city is home to Univali, the Universidade do Vale do Itajaí, and has public and private schools in every neighbourhood. Shopping ranges from the traditional centre to the shopping centres of the city and of Balneário Camboriú, a few minutes away.
What is on the market
In Itajaí you will mostly find apartments, but also houses, houses in gated communities, plots of land and commercial units. Our selection is concentrated in Praia Brava, and prices range from about R$1.36 million to R$13 million: at the lower end of the range, two- and three-bedroom apartments in completed buildings; in the middle, apartments with three and four en-suite bedrooms, many furnished and decorated; and at the top, off-plan apartments and seafront penthouses, and a house in a gated community.
There are also developments sold off-plan, with delivery in the coming years. In an off-plan purchase, you confirm the development registration (registro de incorporação), the delivery date, the index used to adjust the instalments and what happens if the construction is delayed.
Investment analysis
Appreciation
In recent years Praia Brava has been one of the markets that appreciated most in Brazil, driven by the lack of space in Balneário Camboriú and by high-end demand. That movement is already largely priced in: today you buy at values that call for care over the exact location, the view, the project and the developer. In the rest of Itajaí, appreciation follows the growth of the city and of port-related employment.
Rental
In Praia Brava, holiday rental has strong demand in summer, and long-term (annual) rental attracts families and professionals from the region. The rent has to cover the condominium fees, the IPTU, the annual municipal property tax, and maintenance, which in high-end buildings are high. In the rest of the city, long-term rental is in demand from people who work in the port, in logistics and in services. Before buying to let as a holiday rental, check the building's condominium rules, which may restrict this type of rental.
Exit
Well-located apartments in Praia Brava, from good developers, sell easily in a market with plenty of demand. Very large and very expensive units have a smaller pool of buyers and may take longer; so may old houses and apartments without parking in the central neighbourhoods.
Points to consider
River flooding
Itajaí sits at the mouth of one of the most flood-prone rivers in southern Brazil. In November 2008 much of the city was under water, and in 2011 the flood again hit a large part of the urban area. The flood-control works planned for the Vale do Itajaí have made little progress. Outside Praia Brava and the higher areas, ask whether the property has ever taken in water, check with the city hall and the Civil Defence (Defesa Civil) whether the street is in a flood zone, and see whether the insurance covers flooding.
Building rules in Praia Brava
The height and land-use rules in Praia Brava have changed more than once, with revisions of the municipal master plan (Plano Diretor) and court cases over the shading of the beach. This may change the view and the feel of the neighbourhood in the coming years. Before buying, confirm what has been approved for the surrounding plots and whether the development itself has all its permits in order.
Construction work and traffic
Praia Brava is a permanent building site: buildings under construction, new access roads and streets being widened. The access to the BR-101 and the link to Balneário Camboriú get congested in summer and at rush hour, and the ferry to Navegantes has queues. Visit the property on a weekday and at the weekend, ideally in high season.
Price and comparison
With such rapid appreciation, the launch price does not always reflect resale value. Compare recent sales in the same building or on the same street, not just the asking prices in listings, and be wary of promises of returns that are not put in writing.
Condominium fees and maintenance costs
High-end buildings, with swimming pools, gyms and services, have high condominium fees, and the salt air demands frequent maintenance of façades, window frames and equipment. Ask for the minutes of the owners' meetings, the current condominium fee and any planned works before making an offer.
Financing and the bank valuation
The bank's valuation may come in below the agreed price, especially for properties that have appreciated a lot, and the loan is calculated on the lower of the two values. Anyone buying with financing should have the approval under way before making an offer and should set out in the contract what happens if the valuation falls short.
Legal and tax checklist, in Brazil
Before buying: an up-to-date certificate of the property registration record (matrícula) at the Land Registry, showing any encumbrances and liens; clearance certificates for the seller; occupancy permit (habite-se) and IPTU paid up to date; a statement that condominium fees are settled and recent minutes; for off-plan purchases, the development registration (registro de incorporação) and the specifications document (memorial descritivo).
At purchase: buyers from abroad need a Brazilian taxpayer number (CPF) and, as a rule, an attorney in Brazil. The ITBI, the property transfer tax, is paid to the city hall before registration, the deed is signed at a notary's office (cartório) and registration is done at the Land Registry. It is advisable to have a lawyer check the documentation before signing the contract and paying the deposit.
While you own it: IPTU, condominium fees, insurance and maintenance. Rental income must be declared in Brazil, even by non-residents, and money coming in from abroad should be registered with the bank.
On sale: tax on capital gains, with separate rules for residents and non-residents. It is advisable to speak to an accountant in Brazil before selling.
Itajaí and the nearby alternatives
Balneário Camboriú, right next door, is the benchmark market on the Santa Catarina coast: seafront skyscrapers, nightlife and prices among the highest in the country. Praia Brava offers a similar sea with lower buildings and less density. Itapema and Porto Belo, to the south, have a growing high-end market, with prices generally somewhat lower. Navegantes, on the other side of the river, has long beaches and more affordable prices, but fewer services. The choice comes down to the view, the distance to Balneário Camboriú and the kind of life you are looking for. In all of them, compare the price per square metre on the same street and in the same type of building, not between cities.
Who it suits — and who it does not
It makes sense for those who want a high-end apartment by the sea, close to Balneário Camboriú but with less density; for families who work in the region and are looking for a city with services, a university and jobs; and for investors looking for holiday or long-term rental in a market with strong demand.
It makes less sense for those looking for low prices by the sea, for those who do not want to live with construction work around them for several years, for those who buy in the centre without checking the flood risk, and for those who expect the appreciation of recent years to repeat itself in the same way.
Final thoughts
Itajaí combines a port city, with jobs and services, with one of the most highly valued beach neighbourhoods in Brazil. The difference between a good and a bad purchase lies in the exact area — Praia Brava, Cabeçudas, the centre or the residential neighbourhoods —, in the flood risk, in the project and the developer, in the building rules around it and in the real cost of maintaining the property.
