About Itacimirim

Itacimirim is a district of Camaçari, on the northern coast of Bahia, on the Estrada do Coco between Guarajuba and Praia do Forte. It is closer to Salvador than Praia do Forte — the first beach along this stretch where the property market is clearly high-end — and it has a geographical signature of its own: this is where the Pojuca river reaches the sea, beside a stretch of reef that forms pools at low tide.

What defines Itacimirim as a market is plot size. The median plot in our portfolio here is 2,721 m² — several times what a dense gated community offers — with houses from 88 to 823 m² built and a median of 184 m². In other words: a mid-sized house on a very large plot, often facing the sea. It is a different product from Praia do Forte, and it is not cheaper: the median is R$ 2 million and there is nothing below R$ 750,000.

Where it is and how to get there

Access is via the BA-099, the Estrada do Coco, dual carriageway with tolls. Salvador is about an hour away, and Luís Eduardo Magalhães airport less than that — Itacimirim is among the beaches on the Estrada do Coco closest to the capital, which is half of its case: you can come for the weekend without the journey becoming an outing in itself.

Within the district, everything is done by car. The gated communities are spread along the shore and the access roads, with no commercial core you can walk. For a choice of restaurants, a bigger shop or more services, you go to Praia do Forte or Guarajuba.

The areas

The village and Praia de Itacimirim

The core of the district and the beach that gives it its name, on the stretch where the reefs form pools at low tide. It is the reference point for all local demand and where the properties described as beachfront are found.

Enseada Praia da Espera and Marina da Espera

This is the largest concentration of our portfolio here. A community of houses beside Praia da Espera, with product from R$ 750,000 to R$ 3.8 million — this area holds the five en-suite bedroom house a hundred metres from the beach that marks the residential ceiling of the locality.

Quinta das Lagoas

One of the best-known communities in Itacimirim, with generous plots and the lagoons that give it its name. It is where the large-plot argument shows most clearly.

Bali Itacimirim and Bali Exclusive

A set of high-specification product with direct oceanfront — it includes one of the beachfront units in the portfolio, in the R$ 3 million range. It is the area that best expresses the high-end second-home profile.

Marluá, Kai, Itacim23, Vila das Flores and Residencial BF

Smaller and more recent communities, residential in scale, holding much of the apartment supply. Marluá has high-specification oceanfront product; the others cover the band between R$ 1.3 and R$ 2 million.

What is on the market today

We have brought together 18 properties in Itacimirim, totalling R$ 43.9 million. The range runs from R$ 750,000 to R$ 8 million, with a median of R$ 2 million. It is a market small in number and high in value: the median is practically the same as Praia do Forte's, but with incomparably larger plots.

Apartments

There are 9, from R$ 1.32 to R$ 2.99 million, with a median of R$ 1.43 million. Note what this means: there is no entry-level apartment here. The segment is 3 and 4 bedrooms, in recent developments, and the price floor is high for what is a beach apartment.

Houses in gated communities

There are 7, from R$ 750,000 to R$ 3.8 million, with a median of R$ 2.7 million. This is the product that defines the locality. Houses with 3 to 5 en-suite bedrooms predominate; several are described as oceanfront or a few metres from the sand, and that is what supports the values at the top.

House outside a gated community

There is one standalone house at R$ 2 million. It is a rare type here — almost the entire formal market sits inside gated communities — and it means checking security, access and services that inside a community come already resolved.

Hospitality

There is an oceanfront hotel property at R$ 8 million, with dozens of units. It is the largest asset in the locality in our portfolio and is aimed at someone who wants to operate, not to holiday.

Investment analysis

Capital growth

Itacimirim benefits from two things at once: proximity to Salvador, which sustains weekend demand throughout the year, and the spillover from Praia do Forte becoming expensive. The large plot is the scarce asset — no more 2,700 m² plots beside the beach are being manufactured, and that is what tends to hold value over the long term.

Letting

Holiday demand exists and concentrates in December to March, Carnival and July, as it does along the whole stretch. A large oceanfront house lets well in those peaks and poorly outside them. Watch the effect of size: a large house has large operating costs — cleaning, pool, garden — and that eats the margin in any month of low occupancy.

Exit

The market is narrow in number of transactions, and at the top — above R$ 3 million — the pool of buyers is small. Properties sell best between October and March. The advantage is that the product is differentiated: an oceanfront house on a large plot has no close substitute, which helps anyone with time and hurts anyone in a hurry.

Points to consider

There is no village

This is the most important contrast with Praia do Forte. Itacimirim has no commercial street you can walk with restaurants, shops and life. There is the essential, and the rest is a few minutes away by car, somewhere else. Anyone who values walking out to dinner will feel the absence every day.

The river mouth and the water after rain

The Pojuca river reaches the sea beside the beach. That gives the landscape part of its character, but it also means that after heavy rain the water near the mouth can turn turbid and carry sediment from upstream. It is a normal feature of a river-mouth beach, not a hidden defect — but it is worth knowing, and if possible seeing the beach in the rainy season before deciding.

Seasonality and the weekend

Being close to Salvador, Itacimirim gets activity concentrated at weekends and on public holidays, on top of the high season. That is good for anyone letting and less good for anyone seeking constant quiet: the difference between a Tuesday in May and a Saturday in January is enormous, and the BA-099 shows it on Friday afternoons and Sunday evenings.

The rainy season

On the Bahian coast the wettest period runs, broadly, from April to July. That is when leaks, damp and drainage problems appear — and on a plot of several thousand square metres, it is when you find out whether water runs off or pools. Visit at that time of year, not only in January.

Salt air and oceanfront

The point weighs more here than the regional average, because a good part of the product genuinely is oceanfront. Salt air attacks ironwork, window frames, appliances, air conditioning, gates and pools at a rate that bears no comparison with inland. Budget for recurring maintenance, not an occasional expense.

Large plot, large upkeep

The median of 2,721 m² is the selling point and also the monthly bill. Garden, pruning, irrigation, outdoor lighting, pool and watching over an area that size cost money every month, whether the house is used or not. Ask the seller for the actual maintenance cost of the past year before doing your sums.

Terreno de marinha and paperwork

A good part of the country's shoreline sits on terreno de marinha, a strip under federal ownership, where what is transferred may be the beneficial interest rather than full freehold, with an annual ground rent and a transfer fee. In a market with this much oceanfront property, that check is central. Add the usual: an up-to-date title, the building recorded on it, the completion certificate, and agreement between the registered area and the real area of the plot.

Service charges and letting rules

Ask for the current charge, the minutes of recent general meetings and the history of extraordinary levies — in a community of large plots by the sea, maintaining roads and common areas is heavy. And read the deed of covenant on short-term letting: not every community allows it, and there are court decisions recognising the right to restrict it where the deed provides for exclusively residential use.

None of this disqualifies Itacimirim. These are the characteristics of a large-plot, oceanfront beach an hour from a capital city — and they exist so the decision can be made with open eyes: whoever goes in expecting upkeep, seasonality and no village is not disappointed later.

Tax and legal checklist in Brazil

Before buying

Buying urban property in Brazil as a non-resident is permitted and requires neither a visa nor residency. A CPF (tax number) is needed, obtainable from the Receita Federal, including from abroad through a consulate. Always confirm how the property is classified: parcels classified as rural have their own regime and legal restrictions for foreign nationals.

On purchase

Transfer is done by public deed before a notary and only creates ownership once it is registered on the title. In Brazil, the owner is whoever registers. Municipal transfer tax (ITBI) applies, normally between 2% and 3% — confirm the current rate in Camaçari and the base on which it is applied. Notary and registry fees are added on top.

While you hold it

There is municipal property tax (IPTU), the community service charge and, on terreno de marinha, the annual ground rent. Rental income is taxed, with withholding at source for non-residents and a different rule from the one applying to residents.

On sale and on currency

Capital gains for individuals are taxed at progressive rates starting at 15%. Keep evidence of improvements: documented, they count towards the acquisition cost and reduce the taxable gain. And register with the Central Bank any capital brought into the country for the purchase — without that registration, taking funds out on resale becomes complicated.

Who it suits — and who it does not

It suits anyone who wants a beach house with a serious plot rather than a cramped parcel in a dense community; anyone coming from Salvador who wants to arrive in about an hour; anyone seeking oceanfront and accepting what it costs to maintain; and anyone wanting to run hospitality at scale, for which there is product available here.

It does not suit anyone looking for a cheap way into the northern coast — that is Açu da Torre, not here; anyone who wants a walkable village and street life; anyone counting on stable monthly income; and anyone unwilling to manage the upkeep of a large house on a large oceanfront plot.

Itacimirim compared

Against Praia do Forte, the median is practically the same — R$ 2 million against R$ 2.35 million — but what you get is different: here, a far larger plot and oceanfront; there, a walkable village, services on foot and a name with much more search behind it. Against Açu da Torre, the difference is one of tier: there the median is R$ 830,000 and the beach is a drive away, here the median is R$ 2 million and there is beachfront. Against Guarajuba, further south and closer still to Salvador, the profiles converge, with Guarajuba the more established residential option. And against the Salvador seafront, it is the classic trade-off between an urban apartment with liquidity and a beach house with seasonality.

Closing thoughts

Itacimirim sells something the region has almost none of left: a large plot beside the sea, an hour from a capital city. That is the asset, and it is scarce by definition. It explains why the median sits at Praia do Forte's level without there being here the village, the commerce and the name recognition that support prices there.

The right buyer for Itacimirim is someone who wants space and sea and knows what it costs to keep them. The wrong buyer is someone expecting to find a cheaper version of Praia do Forte here — it is not: it is a larger, more isolated and equally expensive one.
