About Itacaré

Itacaré sits at the mouth of the Rio de Contas, in southern Bahia, about 70 kilometres north of Ilhéus, on the stretch of coast known as the Cocoa Coast. For almost two centuries it was the port for the cocoa that came down the river; when witches' broom disease destroyed the plantations in the late 1980s, the village grew poor and cut off — and that isolation is what saved it. The beaches people look for today stayed unbuilt because there was no road to reach them.

What changed everything was the BA-001, paved in 1998 between Ilhéus and Itacaré and presented at the time as the country's first "ecological road". From then on the fishing village became a surf destination and, later, a place where people buy a home to live close to forest and sea without giving up restaurants, a pharmacy and a mobile signal. Today, of the whole southern coast of Bahia, it is the place where preserved nature and village life coexist with the most balance — and it is that, more than the scenery, that supports prices.

Where it is and how to get there

The nearest airport is Ilhéus, with regular flights from Salvador, São Paulo and Belo Horizonte; from there to the village is about an hour to an hour and a half on the BA-001, a beautiful, winding road with potholes that reappear every rainy season. Salvador is more than 400 kilometres away, with a ferry or an inland detour in between, and it is a full day's journey. To the north, the road crosses the Rio de Contas just outside the village and continues to the Maraú Peninsula, less than two hours away.

For a buyer the reading is simple: Itacaré is the most accessible point on this stretch of coast. You arrive by plane and by car on the same day, which cannot be said of Maraú or Trancoso without connections. That widens the weekend market to people living in Salvador or Ilhéus and, for anyone renting out, shortens the distance between the booking and the arrival.

The areas, one by one

Centro, Pituba and the waterfront

The historic village grew between the river and the hill: Rua Pedro Longo, which everyone calls Pituba, concentrates the nightlife, the shops and the guesthouses; around it are streets of old houses, some cobbled, many from the cocoa era, worth their location and in need of work. It is the area to buy in if you want to live here year-round or put a property on the rental market without depending on a car. It is also the noisiest area in January, and the lowest-lying by the river.

Praia da Concha and the town beaches

North of the centre, Praia da Concha is the family beach: calm sea, restaurants on the sand, guesthouses and small apartments a few minutes' walk from the village. On the other side, to the south, the sequence Resende, Tiririca, Costa and Ribeira is the surf circuit — Tiririca is the most consistent break in the region and hosts stages of the Bahia state championship and, in some years, of the world qualifying tour. Buying here means buying proximity: to the beach, to the centre and to the movement, with everything good and bad that brings.

Praia de São José and the gated communities

South of the village, along the road to Ilhéus, Praia de São José is where the upper end of the market settled: gated communities such as those of the Villas de São José complex and Vila Nova, and architect-designed houses with a pool, a timber deck and the forest brought inside. It is the product that appears most in listings of houses for sale in Itacaré and where the built square metre costs the most. The trade-off is that you depend on a car for everything, including the morning bread.

Aderno, Jeribucaçu and the beach road

Aderno is a neighbourhood a few kilometres from the centre, of houses with gardens and a settled community, where you get more square metres for less money. Further south, Jeribucaçu, Engenhoca, Havaizinho and Itacarezinho are the beaches reached by trail or dirt road: isolated houses, plots with a view and a landmark resort pulling prices up around it. Whoever buys on this stretch buys silence, and pays for it in access — above all in the rainy months.

Matinha, Taboquinhas and the interior

Climbing from the sea to the hill, Matinha is the hilltop zone with views, native Atlantic Forest and large tracts sold for high-end houses, retreats or boutique guesthouses. Further inland, Taboquinhas and the Rio de Contas valley are farm country — cocoa grown under the forest canopy, waterfalls: another market, with other paperwork and another legal regime, dealt with below.

What is for sale

Houses in gated communities and neighbourhood houses

This is the dominant product. At the top, houses with three to five en-suite bedrooms in gated communities at Praia de São José, many delivered furnished and with an architect's design, conceived from the start for personal use and high-end rental. In the middle, neighbourhood houses in the Centro, in Aderno or in developments such as Itacaré Ville, with two or three bedrooms and a garden. At the base, simple two-bedroom houses on the more distant beaches, often sold with possession rather than a registered deed.

Plots and land

After houses, this is what is advertised most — and the two things need separating. A plot is urban land inside a development or gated community, measured in hundreds of square metres, with a definitive deed and infrastructure promised or built: this is the case of the Vila Nova lots and of the gated communities with a sea view. Land is the large tract, in Matinha or on the beachfront to the south, measured in hectares or in metres of beach frontage, bought by someone who wants to build a development or hold coastline. Anyone searching for land for sale in Itacaré should know that the price difference between the two is large; the legal difference, larger still.

Apartments

They exist, but in small numbers and in low buildings: studios and one- or two-bedroom apartments in Pituba and at Praia da Concha, which work as a holiday base or as rental income without a house to maintain. There are no towers, and environmental legislation makes it unlikely there ever will be.

Guesthouses, farms and commercial

There is always a guesthouse for sale in Itacaré, and it is a segment that demands care: you are buying a working business, with licensing that is not always complete and revenue concentrated in three or four months of the year. The farms of the interior — cocoa, cattle, waterfalls — are the other extreme: rural property, with its own purchase rules and, for a foreigner, limits explained further down.

About advertised prices

In this market, it is common for the price not to be published. Many listings simply say "on request", and the figure comes out in the first conversation with the broker. It is not a sign of a problem; it is how the local market works, especially for land and for upper-end property. Where a price is advertised, the range runs from a few hundred thousand reais, for a plot or a simple house, to many millions for a finished house in a gated community or a tract with beach frontage.

Investment analysis

Appreciation

Itacaré's recent history is that of a destination that has already made its first big climb — the one that came with the 1998 road — and is now living a second cycle, slower and more selective, driven by the gated communities at Praia de São José and by demand from outside the state. The plots that appreciated most in recent years were those that had three things at once: a definitive deed, a sea view and paved access. Those missing one of them were left behind, however beautiful.

Holiday rental

It works better than in Maraú, because Itacaré has more beds, more restaurants and an airport an hour away. Even so, the useful year concentrates from December to March, with July, Carnival and long weekends filling in. Outside that, occupancy drops sharply, and any yield calculation has to start from the high season and deduct management, cleaning, maintenance and the humidity, which here ruins everything that is not looked after.

Exit

The pool of buyers is larger than on the neighbouring beaches, and a well-located property with clean paperwork sells within a reasonable time. What waits for years is the rest: the house sold with possession, the plot without its own registration, the large tract without georeferencing. Liquidity here depends on the paperwork and the location, not on the price.

Points to consider

It rains, and it rains a lot

Itacaré lies on one of the rainiest strips of the country's coast: it rains every month, and from March to July it rains seriously, with April usually the wettest month. That has three practical consequences. The dirt roads linking the southern beaches deteriorate and some accesses require four-wheel drive. Houses grow mould within weeks if left closed without ventilation. And the riverbanks and the low points of the village flood — the December 2021 floods in southern Bahia reminded everyone of it. Before buying, ask what that street looks like in April.

Possession is not ownership

This is the most important point on this page. A significant share of the land in Itacaré, above all on the southern beaches and in the interior, was never properly titled: it changes hands as "possession", with private contracts, chains of assignment and, at times, little more than a receipt. Only a public deed registered on the property's registration record, at the competent land registry, transfers ownership. Buying possession happens every day, but it is a risk decision, with a discount on the price and a local lawyer — never on trust in the seller's good manners.

The Environmental Protection Area

The whole coast between Itacaré and Serra Grande lies inside a state Environmental Protection Area, created in 1993, covering 28 kilometres of coastline and more than sixty thousand hectares in the municipalities of Itacaré and Uruçuca. The Atlantic Forest covering it is protected by federal law. In practice this limits clearing, earthworks and construction on dunes, mangrove and slopes, and requires licensing for interventions that elsewhere would be routine. A plot "ready to build" may not be: the right question is not whether it is beautiful, but what the zoning allows you to do on it.

Marine land and the beachfront

Plots along the shoreline may be "terreno de marinha", federal Union land, which means occupation or leasehold, an annual ground rent and a transfer levy — not full ownership. That does not prevent purchase or use, but it changes what you are buying and has to go into the sums. On a tract with "a hundred metres of beach frontage", it is the first thing to confirm.

Rural land and the foreign buyer

A tract in Matinha or a farm in Taboquinhas is, very often, rural property — and rural property in Brazil has its own regime: registration with INCRA, the Rural Environmental Registry, certified georeferencing and a legal reserve. For a foreigner there are, in addition, size limits and prior authorisations, and a non-resident individual as a rule cannot acquire it at all. Anyone coming from abroad and wanting hectares has to settle this before negotiating, not after.

Water, sewage and healthcare

Water supply is run by the state utility and suffers recurrent distribution failures, above all in high season, when the village's population triples; the sewage network does not cover the whole municipality and there are illegal connections that the town hall itself is fighting. Many houses outside the centre depend on a well and a septic tank. In healthcare, Itacaré has basic care; a serious case goes to Ilhéus, more than an hour away by road. Anyone buying to live here year-round should weigh this calmly.

Seasonality and a village that changes

Between New Year and Carnival, Itacaré fills up, Pituba has music until the early hours and traffic at the entrance to the village stops. In May and June, half the restaurants close. Anyone buying to live here should visit in both seasons; anyone buying to rent should run the numbers with the low season at zero, and see whether they still add up.

Building here costs more

Materials come from Ilhéus or Itabuna, skilled labour is scarce and fought over, and the humidity demands construction solutions that in other climates would be luxury. A budget made with Salvador prices does not survive the first month on site. Anyone buying a plot to build should budget with room to spare, count on supervision on the ground and accept that deadlines slip.

Legal and tax checklist, in Brazil

Before buying

  • Up-to-date registration record of the property and a reading of the chain of title: the seller must be the person on the record.
  • Clearance certificates for the seller — personal, tax, labour and enforcement — and for the property.
  • Municipal or rural property tax paid up and, in a gated community, a statement that the fees are settled.
  • Confirmation that the property is not on marine land or, if it is, under which regime.
  • A check of the Environmental Protection Area zoning to know what can be built.
  • If what exists is possession: who holds it, for how long, with which documents, and whether there is a path to adverse possession.

At purchase

A foreigner buys urban property in Brazil without restriction, needing only a CPF tax number; for rural property there are limits and additional requirements. The normal route is a purchase agreement, payment of the municipal transfer tax (ITBI) — as a rule between two and three percent of the value —, a public deed at a notary and, the step so many forget, registration on the property record. Before registration there is no transfer of ownership, however signed the deed may be.

While you hold it

Annual municipal or rural property tax, community fees where applicable and, for tax residents, declaration of the asset. Anyone renting out declares the income and, as a non-resident, is subject to withholding at source — worth confirming with an accountant in Brazil before the first rental, not after.

On sale and on currency

There is capital gains tax, with specific rules and exemptions, and remitting funds abroad requires that the money's entry was registered with the foreign exchange authorities at the time of purchase. Buying with money that came in unregistered creates a problem that only appears years later, on the way out.

Who it suits — and who it does not

It suits those who want sea and forest in a place that still has a village, restaurants and an airport an hour away; those buying in a gated community with a definitive deed who want to rent in high season without being present; and those who build with local supervision and patience. It also suits those who prefer Itacaré to Maraú precisely because it is less isolated.

It does not suit those who want stable income all year, those who need medical care close by, those buying at a distance with no one trustworthy on the ground, or those who cannot stand rain. And it makes no sense to buy possession at the price of a deed, or rural land without first knowing whether you can acquire it: those are the two costliest mistakes seen here.

Itacaré compared

Against Maraú, two hours to the north, Itacaré has more services, more movement, a more liquid market and the airport much closer; Maraú has more silence and more empty beach, and costs more to build in. Against Trancoso, it is far less sophisticated and far less expensive: Trancoso has an international circuit and prices to match; Itacaré has surf, forest and a living village. Against Praia do Forte, it loses on infrastructure, finished gated communities and proximity to Salvador, and gains in nature and authenticity. Against Ilhéus, the nearest large city, it is a destination beach rather than a city beach — more expensive per square metre and without the services of a regional capital.

Due diligence specific to Itacaré

Beyond what has already been said, three checks are worth more here than elsewhere. The first is to go to the plot after heavy rain and at high tide: the same lot changes character, and a dirt access that works in September may not work in April. The second is to confirm access and right of way — there are beautiful houses on the southern beaches whose track depends on a neighbour's goodwill, with nothing in writing. The third is to talk to someone who has already built in the area about real cost per square metre, timescales and what the environmental licence did or did not allow: it is the information no listing brings and that decides whether the project is viable.

Final considerations

Among the homes for sale in Itacaré there is everything: from the finished house in a gated community to the piece of forest with a view and no paperwork. The village is at a rare point on the country's coast — it already has a road, an airport nearby and a market, and it still has no towers and no mass tourism — and that window is where the opportunities are, and also the costliest mistakes, almost all with the same origin: documentation. A well-chosen property here is an asset that appreciates with the region; a badly titled one is a problem you pass on.
