About Greenport

Greenport, NY: the North Fork's historic harbor — the Hamptons without the circus

Greenport is a harbor village of just over 2,000 residents at the tip of the North Fork, Long Island's northern branch, about two and a half hours from Manhattan. It was a whaling port in the 19th century and a shipyard in World War II; today it anchors one of the Northeast's most respected wine regions — more than 60 wineries spread across the farmland between Riverhead and Orient Point. It is that rare summer village with a life of its own year-round: direct train service to the city, a hospital, schools, and a historic downtown where everything is walkable.

The inevitable comparison is with the Hamptons, across Peconic Bay. Greenport offers the same water, calmer beaches and a more charming downtown at a fraction of the price — in exchange for less glamour, fewer celebrity restaurants and less social scene. For many buyers that is not a flaw: it is precisely the point.

How the village is laid out

Greenport Village (the historic core)

The walkable center around Front Street and Main Street: restaurants, galleries, Mitchell Park with its antique carousel and marina, the historic waterfront Claudio's, and the five-minute ferry to Shelter Island. Homes here are late-19th-century Victorians and colonials, many on numbered streets (3rd, 9th) or named ones (Madison, Sterling Place), on compact village lots. This is where you buy a car-free lifestyle.

Long Island Sound waterfront (north)

Along Sound Road and Sound Drive sit the most valuable properties: elevated parcels with open views across the Sound and, on clear days, the Connecticut shoreline. Some include private beach access. It is the scarcest product in the village — it surfaces only a few times a year.

Peconic Bay and the south side

Warmer, calmer water, ideal for small boats and paddling. Homes sit on quiet residential streets minutes from downtown.

Surroundings: Southold, Orient and Shelter Island

Greenport is an incorporated village within the Town of Southold. Around it lie vineyards, farms and the hamlets of Southold and Orient — the latter ending at Orient Point, where the ferry departs for New London, Connecticut.

The available inventory

Our Greenport selection holds 27 properties, from US$295,000 to US$5.695 million — the largest inventory we keep on the North Fork. At the base are condominium apartments (Ninth Street at US$295,000, Route 48 at US$659,000, Calebs Way at US$550,000), the most affordable entry in the whole region. The middle band, US$725,000 to 1.5 million, holds the village houses on walkable streets — 3rd, 5th, 7th, Madison, Corwin, Center, Bailey — many of them restored Victorians. Above that come the waterfront estates: the four-bedroom house on Sound Drive at US$5.695 million, around 420 sqm on nearly 0.8 hectares with over 60 metres of private Long Island Sound frontage; the seven-bedroom on Tasker Lane (US$2.995 million); and the houses on Sound Drive, McCann Lane and Caiola Court between US$1.78 and 2.7 million. It is a complete portrait of the local market — from the summer studio to the waterfront estate.

Investment analysis

Structural scarcity

The North Fork practices aggressive farmland preservation: the Town of Southold has purchased development rights on thousands of acres to keep the vineyards and farms intact. That permanently limits new construction — and is the main reason prices hold up well. Inside the village, the historic fabric imposes a second limit.

Price relative to the Hamptons

Comparable homes in East Hampton or Sag Harbor cost two to four times more. Buying on the North Fork is a bet that the gap will narrow over time — a thesis the past decade has supported without ever erasing the difference.

Rentals: mind the rules

The Town of Southold regulates short-term rentals: property registration/permits are required and minimum stay periods apply (rules have tightened in recent years). A well-located summer rental performs, but verify the licence and current rules before buying — do not assume any house can become a weekly rental.

How buying works in the U.S.

There are no restrictions on foreign buyers. The New York process uses a real-estate attorney on each side, a contract with a 10% deposit, title search and title insurance, and closing in 45–75 days. Buyer costs run ~2–4%, including the 1% mansion tax above US$1 million (which applies to most waterfront homes here). Foreign-national financing is available (typical 30–40% down). To rent the home out you need an ITIN and U.S. filings; on sale, 15% FIRPTA withholding applies, recoverable at filing.

Points to watch

  • Real, pronounced seasonality. June through September the village is full; November through March many restaurants close or cut hours. Anyone dreaming of year-round nightlife will be disappointed.
  • Summer traffic on Route 25. The main road is one lane each way and fills on August weekends — and the Shelter Island ferry queue can run 40 minutes or more.
  • Suffolk County property tax. Effective rates around ~2% (vs ~1% nationally) — on a US$1 million home, budget ~US$20,000/year. Always confirm the actual bill (county + town + village + school district) for the specific property.
  • Old houses and preservation rules. Much of the village stock dates from the 19th century; exterior work in historic areas requires approval. A full inspection is essential (structure, electrical, roof, and any buried oil tank).
  • Well and septic outside the village. Outlying properties rely on well water and septic systems — water testing and septic inspection belong on the checklist; recent state rules govern upgrades of older systems.
  • Flood zones and coastal erosion. Sound-front and bayfront parcels may sit in FEMA zones, with meaningful insurance costs and rebuilding restrictions. Request the flood-zone determination before offering.
  • Short-term rentals are regulated (see above) — do not count on weekly income without checking the licence.
  • Lower liquidity than commuter markets. This is a second-home market: it sells well in spring, slowly in winter. Plan in years, not months.

None of these points disqualifies Greenport — they are the characteristics of a historic, seasonal village at the end of Long Island, and they are precisely why you still buy here for less than in the Hamptons.

Who it makes sense for — and who it doesn't

It makes sense for buyers seeking a weekend home ~2.5 hours from Manhattan with direct train service (LIRR to Greenport), for those who value vineyards, calm water and a walkable village, and for anyone who wants Long Island waterfront without Hamptons pricing and display. It makes less sense for daily commuters, for buyers wanting an intense social scene or full services in January, and for anyone counting on weekly rental income without checking Town of Southold rules.

Due diligence checklist

  • A New York real-estate attorney before signing anything.
  • The property's actual tax bill (county + town + village + school) and reassessment risk.
  • Full inspection: structure, roof, electrical, buried oil tank, radon.
  • Outside the village: well-water testing and septic inspection/compliance.
  • FEMA flood-zone determination and insurance quote before offering.
  • If you plan to rent: Town of Southold short-term rental rules and permit.
  • On historic homes: confirm approval requirements for exterior work.
  • Title insurance always; updated survey on beach-access parcels (easements and tidal boundaries).

Greenport vs the alternatives

Against the Hamptons (East Hampton, Sag Harbor, Water Mill — all in our portfolio), Greenport delivers the same water for two to four times less, with fewer destination restaurants and less scene. Against Montauk, it is calmer and less surf-driven, with a livelier winter village. Against Shelter Island (five minutes by ferry), it has more services and no dependence on a boat for everything. And against the Hudson Valley — our other second-home front — it trades mountains and river for sea and wine, at a similar distance from Manhattan.

Final considerations

Greenport is the rare combination of historic harbor, wine country and a still-accessible market within Long Island. Bought with a rigorous inspection, attention to rental rules and realistic winter expectations, it is one of the most balanced second-home assets we follow.
