Benalmádena is one of the most sought-after municipalities on the Costa del Sol, in the province of Málaga, and arguably the one that best sums up what this coast offers: beach, mountain, marina, year-round town life and — rare in this region — a direct train link to the airport and to Málaga. Buyers looking for property for sale in Benalmádena — sea-view apartments, hillside villas, penthouses near the marina or homes in urbanisations with a pool — will find a market with an enormous spread of price and quality. In our portfolio, values run from around €194,000 to €4.6 million, and that gap is not merely about size: it is about location, the age of the building and orientation. This analysis covers the three Benalmádenas, prices, rental potential, Spanish taxation and the real risks.
The three Benalmádenas — understand the geography before the price
This is the most common mistake buyers make here: treating Benalmádena as a single place. In practice there are three distinct centres with completely different character, price and audience, separated by only a few kilometres but by more than 200 metres of altitude.
Benalmádena Pueblo — the white village
The original settlement, around 200 metres above sea level against the hillside. Narrow streets, whitewashed houses, geraniums and viewpoints over the whole bay. This is the most Spanish and quietest Benalmádena, with genuine village life and the widest panoramic views in the municipality. It is also the one that requires a car for everything: the beach is a ten-minute drive down, and walking back up is not an option. Price per square metre tends to be lower than on the coast, with traditional villas and townhouses.
Arroyo de la Miel — the heart that lives all year
This is where most of the permanent population lives and, for many buyers, the most interesting part of the municipality. Arroyo is a real town: high-street shops, a market, schools, health centres and restaurants that do not close in November. It has the train station on the C-1 line, which changes everything — Málaga airport is about 25 minutes away without a car, and central Málaga about 35. Apartments dominate, many from the 1970s and 1980s, with newer stock on the fringes. It offers the best balance of price, services and independence from a car anywhere on the western Costa del Sol.
Benalmádena Costa — the seafront and the marina
The coastal strip, with some 9 km of beaches and Puerto Marina as its centre of gravity — a marina of highly distinctive architecture, with islands and houses built over the water, repeatedly awarded internationally and now one of the most photographed spots on the coast. This is where the hotels, the Torrequebrada casino, the tourist restaurants and the nightlife are concentrated. It is the most international and liveliest Benalmádena, and also the most seasonal and the noisiest. Front-line sea-view apartments are on this strip, and this is where you will find both the best holiday-letting opportunities and the worst noise problems.
What you actually buy in Benalmádena
The market is overwhelmingly one of apartments. The tourism boom of the 1960s to 1980s filled the coast and Arroyo with blocks that today make up most of the resale supply: these are the most affordable properties in the municipality and, almost always, the ones needing work. Above them sit three distinct segments: apartments and penthouses in newer urbanisations with pool and gardens, generally on the slope between Arroyo and the Pueblo; villas and detached houses in areas such as Torrequebrada, El Higuerón (on the Fuengirola boundary) and the hillsides above the Pueblo, with wide views and private pools; and contemporary new-build, considerably scarcer here than in Estepona or Mijas, mostly in hillside developments with sea views. The Torrequebrada golf course supports its own micro-market of apartments and houses.
The advantage almost no town on this coast has: the train
This point deserves emphasis because it is Benalmádena's real competitive edge and rarely appears in listings. The C-1 Cercanías line connects Málaga to Fuengirola, stopping at Arroyo de la Miel and Torremuelle/Carvajal. Marbella, Estepona, Benahavís and Sotogrande have no train at all: they depend entirely on cars or coaches along the A-7. In Benalmádena, an owner can reach the airport, central Málaga, Fuengirola and Torremolinos without a car. For second-home buyers who do not want a vehicle sitting idle eleven months a year, for those letting to tourists who arrive by plane, and for anyone planning to grow old in the home they buy, this has a practical value that shows up in demand and in resale liquidity — particularly for properties within a ten-minute walk of the station.
Who lives and who buys in Benalmádena
The municipality has around 70,000 inhabitants and one of the highest proportions of foreign residents in Spain. The British and Irish communities are long established; the Scandinavian community — notably the Finnish, which has its own school and church here — has been settled for decades; and in recent years Eastern European and Latin American communities have grown substantially. The result is a genuinely international town where daily life can be handled in English without difficulty, with services, clinics and schools accustomed to foreign residents. For foreign buyers, integration is straightforward; and unlike areas where foreigners live isolated inside a gated complex, Arroyo allows for real neighbourhood life.
Rental potential
Benalmádena has a characteristic few places on this coast combine: it works in both rental markets. The seafront and marina area feed summer holiday letting, with high occupancy and strong nightly rates in July and August. Arroyo, being a real town with a train station, sustains long-term letting all year round — to workers, retirees and families — which yields less per night but carries no seasonality and less turnover wear. This dual outlet is a meaningful safety factor: if holiday-let regulation tightens, or if one summer goes badly, the property still has a market. Note carefully, however, what follows below on licensing and on the power of residents' associations.
Points to consider
None of these observations is a reason to rule out Benalmádena, but ignoring them is exactly how people buy badly here.
An ageing housing stock
This is the most important point. Much of the supply below €250,000 consists of apartments built between 1965 and 1985, with everything that implies: poor or non-existent thermal and acoustic insulation, aluminium frames without thermal break, plumbing and wiring at the end of their life, and four-storey blocks without a lift. Many buildings are now facing the ITE (mandatory technical inspection) and the works that follow from it — façades, roofs, lift installation. Buying cheaply without budgeting for refurbishment and special levies is the classic mistake in this area.
Special levies and community fees
In urbanisations with pools, gardens and security, the monthly fee is significant and permanent. In older buildings the greater risk is not the fee — it is the extraordinary levy voted at a general meeting for façade or lift works, which can amount to several thousand euros per unit. Reading the minutes of the last three years before signing is not excessive caution; it is the minimum.
Noise and overcrowding
Puerto Marina and the area around Plaza Solymar concentrate the municipality's nightlife. Buying within two or three streets of there means living with music and movement into the early hours during the summer. In August, the seafront, marina access and parking saturate completely. Anyone seeking absolute silence on the front line in August will not find it here — nor, honestly, anywhere on this coast.
Topography and car dependence
The municipality rises steeply from the sea to the Pueblo. Many hillside urbanisations have steep access, flights of steps and difficult parking. The view that justifies the price almost always comes at the cost of not being able to walk anywhere. The exception is the Arroyo corridor near the station — which is precisely why that area enjoys the steadiest demand.
Uneven seasonality
Arroyo lives all year, but parts of the coastal strip empty out from November to March, with restaurants and shops closed. Visiting only in August gives a completely distorted reading of the place. Seeing the property in January is the single most practical piece of advice anyone buying on this coast can be given.
Tívoli World and the unresolved regeneration
The amusement park that anchored Arroyo's tourism for decades has closed and its future remains undefined, leaving a visible urban void beside the station. There are projects and public debate about the site's fate, but anyone buying nearby should do so assuming the current situation, not a promised regeneration.
Water and drought
Andalusia has been through cycles of severe drought with consumption restrictions that at times affected garden irrigation and pool filling. This is a structural regional risk, with direct impact on urbanisations with large green areas and on maintenance costs.
Holiday letting: do not assume you may
Holiday accommodation in Andalusia requires VFT registration and compliance with specific requirements. More importantly, residents' associations can now limit or prohibit holiday letting by a qualified majority vote. If your investment plan depends on short-term letting, this must be verified in the statutes and minutes before purchase — never after.
The Golden Visa has ended — decisive for non-EU buyers
Spain ended residency by real-estate investment in 2025. Buying a home in Spain no longer confers residency rights. A buyer from outside the European Union remains subject to the Schengen rule of 90 days in every 180, regardless of owning property. Anyone wishing to reside must pursue a different visa route with its own requirements. Be wary of any intermediary still selling the golden-visa argument.
Less favourable taxation for non-EU non-residents
Non-resident income tax (IRNR) applies at 19% for EU/EEA residents and 24% for everyone else. Worse than the rate: non-EU residents cannot deduct expenses (community fees, IBI, maintenance, interest) from rental income, paying 24% on the gross rent. For a non-EU buyer this materially changes net yield and must be factored in from the outset.
The beaches are good, but they are not Caribbean
The sand is dark and coarse, several beaches are narrow and protected by groynes, and their width varies with the sand replenishment carried out by the authorities. These are well-equipped urban beaches with a promenade, beach bars and Blue Flags — but anyone arriving with a tropical beach in mind will be surprised.
Spanish taxation (Andalusia) — checklist
On purchase: NIE is mandatory; resale property pays ITP at 7% (Andalusia's single rate); new-build pays 10% VAT + around 1.2% AJD; notary, registry, gestoría and lawyer add roughly 2-3%. Budget 8% to 12% above the price. On ownership: annual IBI, refuse charge, community fees and, for non-residents, IRNR on imputed income (calculated from the cadastral value) even if the property is not let — 19% EU/EEA, 24% elsewhere. Wealth tax is 100% relieved in Andalusia, although very large estates may still be reached by the state solidarity tax. On sale: capital gains at 19% for non-residents, a 3% retention of the price by the buyer when the seller is non-resident, and municipal plusvalía. Inheritance and gifts between spouses and children carry 99% relief in Andalusia — one of the most favourable regimes in Spain, and a genuine reason to structure the purchase properly from the start.
Who Benalmádena suits — and who it does not
It suits
Those wanting the Costa del Sol with full infrastructure at an accessible price, without paying the Marbella premium; those who value being able to live without a car (the Arroyo corridor by the station, a rarity on this coast); buyers seeking a second home with a dual rental outlet, holiday letting in summer and long-term in winter; families, for the schools, healthcare and activities; retirees who want a real town rather than a seasonal resort; and buyers who intend to refurbish, because there is well-located older stock with clear uplift after works.
It does not suit
Those seeking the ultra-prime segment, exclusivity and large private plots — that is Marbella, Benahavís or Sotogrande; those primarily wanting contemporary new-build, far more plentiful in Estepona and Mijas; those looking for authentic, non-touristic Spain; anyone counting on residency by investment, which no longer exists; and anyone unwilling to undertake works or read community minutes, because in this market that is precisely where money is made or lost.
Benalmádena compared with its neighbours
vs Marbella: Benalmádena costs a fraction and has a train; Marbella has the luxury segment, the prestige and the top-tier dining and golf. vs Torremolinos: very close and both served by train; Torremolinos is denser, more urban and with even more intense nightlife; Benalmádena is somewhat more residential and family-oriented, with the marina and the Pueblo as differentiators. vs Fuengirola: similar profile and price, also with a train; Fuengirola is flatter — a clear advantage for those on foot — and more compact; Benalmádena offers more variety of setting, from beach to mountain. vs Estepona: Estepona has considerably newer housing stock and a well-kept old town, but lies about an hour from the airport against Benalmádena's ~20 minutes, and has no train. vs the Algarve: comparable climate and buyer profile; the Algarve is quieter with different taxation, while the Costa del Sol has greater urban scale, year-round services and more liquid resale.
Specific due diligence in Benalmádena
Request the nota simple from the land registry and confirm charges and mortgages; verify the first occupation licence. In buildings predating 1985, confirm the ITE status and request the minutes of the last three general meetings, looking for approved works, levies agreed or under discussion, and disputes over holiday letting. Check whether community debts attach to the unit — in Spain, some follow the property. Verify discrepancies between cadastre and registry in the stated areas, very common here. If you plan to let to tourists, validate the VFT position and, above all, the community statutes. Assess orientation — on the slope, south and west carry a real premium in comfort and energy bills — and noise, by visiting at night, at a weekend, if you are near the marina. Measure the walking distance to the station: it is one of the factors that best sustains value. And always instruct an independent lawyer, never the one recommended by the developer or the agency.
Final considerations
Benalmádena is probably the best entry point to the Costa del Sol for buyers who want complete infrastructure without paying Marbella prices. It combines what almost no neighbouring municipality combines at once: beach, mountain, marina, a town that lives all year, the airport twenty minutes away and a railway — that last piece being a structural advantage, not a detail. In return, it is a market where the difference between a good and a bad purchase is greater than the difference between areas: two apartments with a similar view and a similar price may conceal one refurbished building and one about to vote a twenty-thousand-euro levy. The points to consider above do not disqualify Benalmádena — they describe the map used by those who buy well within it.
