The median of our inventory sits around €450,000, with the bulk of supply between €300,000 and €700,000. Every listing has real photos, price and location, and our team assists buyers in Portuguese, English, Spanish, French and Hebrew. Where the apartments are Porto holds our largest concentration (over 200 apartments), from the rehabilitated Baixa to Boavista and the reborn riverside industrial quarters. Vila Nova de Gaia , on the Douro's south bank, adds 30+ units — including new marina developments — typically 15–25% cheaper than the equivalent on the Porto side. Lisbon counts about 90 apartments between the historic center and Príncipe Real , the capital's most coveted neighborhood, where offers run from €295,000 to €2.6 million. On the Cascais Line , Oeiras and Algés (45+ units) combine beach, direct rail to the center and the Taguspark/Lagoas Park tech employment hubs. In the Center , Coimbra, Aveiro and Viseu offer the market's entry prices — one and two-bedroom units between €95,000 and €250,000 — anchored by university towns and district capitals. In the Algarve , Praia da Rocha, Vilamoura and Cabanas de Tavira concentrate the holiday and seasonal-rental supply. On Madeira , Funchal has about 20 apartments, several with definitive ocean views. Typologies and price ranges Portugal uses the T0/T1/T2/T3 naming: the number counts bedrooms. In our current inventory: T0 and T1 (~160 units): from €95,000 (Coimbra, Viseu, Aveiro) to €350,000 (central Porto, Lisbon). The market's entry door and the favorite of student and young-professional rentals. T2 (~290 units, the most common type): median ~€450,000. A new T2 by the Gaia marina or in Boavista typically runs €350,000–550,000; in Príncipe Real the same T2 can exceed €900,000. T3 (~230 units): from €200,000 in the Center to €1.5M+ in prime Lisbon. The natural family choice, with room for a home office. T4 or larger (~95 units): the top of the market — Funchal penthouses, whole floors in Príncipe Real, Porto riverfronts — up to €6.4 million. Roughly a third of the inventory is new or off-plan , with typical delivery in 18–36 months and staged payments (10–20% deposit, installments during construction, balance at deed). The rest is resale — often in rehabilitated 19th and 20th-century buildings. Investment analysis Long-term rental: typical gross yields run 4–6% in Porto, Coimbra and Aveiro, and 3–4.5% in prime Lisbon — lower because purchase prices rose faster than rents. University cities (Coimbra, Aveiro, Porto) have structural demand for rooms and T1/T2 units through the academic year. Short-term rental (Alojamento Local / AL): beware — Lisbon and Porto have containment zones where new AL licenses are suspended or heavily restricted. If your plan is an Airbnb in the historic center, confirm the specific parish BEFORE buying; in many central zones the license simply will not be issued. Outside containment zones (and in most of the Algarve), AL remains viable. Appreciation: Portuguese housing prices have risen almost without interruption since 2014, with Porto and Lisbon's periphery leading recent years. That is history, not a guarantee — which is exactly why picking the right micro-location and buying below the street's average price matter more than ever. How a foreigner buys Portugal places no restriction on foreign buyers. The process: (1) obtain a NIF (Portuguese tax number — can be done by proxy, without traveling); (2) open a Portuguese bank account; (3) sign the CPCV (promissory contract) with a 10–20% deposit — note: if you walk away you lose the deposit; if the seller walks away they return it doubled; (4) the deed at the notary, normally 30–90 days later. Transaction costs: IMT (progressive transfer tax — 0% at the low end up to ~7.5% at the top), Stamp Duty of 0.8%, plus notary and registrations. Budget 6–8% of the price in total costs. Then annual IMI (0.3–0.45% of the taxable asset value, usually well below market price). Financing: Portuguese banks lend to non-residents typically up to 60–70% of appraised value, with proof of income. Allow 4–8 weeks — start before the CPCV. Golden Visa: important — since the 2023/24 legislative revision, residential real estate no longer qualifies for the golden visa program. If your goal is residency by investment, property is no longer the route; ask us about alternatives (the D7 passive-income visa still exists and requires no property investment). Points of attention No market is perfect, and we prefer you know this before buying: Stretched prices in prime zones. Lisbon and central Porto appreciated far beyond local wages over the last decade. Buying well today means comparing price per m² street by street — the same T2 can vary 30% within 500 meters. Old buildings carry hidden costs. Much of Portugal's charm sits in pre-1900s buildings: many have no elevator, carry F or G energy certificates (cold, damp winters and high heating bills) and may face upcoming façade or roof works — always ask for condominium minutes and approved works. Short-term rental restrictions. In Lisbon's and Porto's containment zones, do not count on a new AL license. The "buy it and Airbnb it" model is dead in those parishes. Humidity and salt air on the seafront. First-line apartments in Praia da Rocha or Oeiras demand more frequent window-frame and façade maintenance. A sea view charges rent in upkeep. Off-plan carries developer risk. Deliveries slip (a 12-month delay is not rare) and the final project can differ from renderings. Check the developer's track record and require a bank guarantee on installments. Lower liquidity inland. A T3 in Viseu or Santarém costs a fraction of Lisbon, but also takes longer to resell. If your horizon is short, stay in coastal urban markets. Bureaucracy with real timelines. Between CPCV, mortgage, certificates and notary, a normal purchase takes 2–4 months. In a hurry, you pay more or choose worse. None of these points disqualifies the Portuguese market — they are the rules of the game. An informed buyer turns each one into a negotiating argument. Who this is for — and who it isn't Makes sense for: those seeking a home or second residence in Europe with moderate living costs and safety; long-term rental investors in university cities; remote-working families wanting coastline with international schools (Cascais Line, Porto); luxury buyers who find Paris and London overpriced. Think twice if: your plan depends on an Airbnb in Lisbon's or Porto's historic center (containment zones); you need a gross yield above 7% (you'll find it on paper, rarely in practice); or you need liquidity within 3 years in an inland market. Due diligence checklist Permanent land-registry certificate (confirms owner and liens/mortgages); Caderneta predial (the property's tax record); Municipal use license; Energy certificate (mandatory at sale); Condominium no-debt declaration + minutes of recent assemblies; Off-plan: construction permit, deposit insurance or bank guarantee on payments; Housing technical file (post-2004 buildings). Final considerations Portugal remains one of Europe's most sought-after property markets for a simple reason: high quality of life, costs still below the big European capitals, safety and a clear tax regime for foreigners.
