About Alvor
Alvor: the pool is mentioned more often than the sea
We counted the words in the advertisements we publish in Alvor, and the result says more about this place than any description of the landscape. "Pool" appears more often than "beach", and both appear far more often than "sea". In Quarteira, a few kilometres away, "sea" is by far the dominant word.
That is no accident. Alvor is a fishing village between Portimão and Lagos, set against the mouth of the Ria de Alvor, with an old core of whitewashed houses and narrow streets that survived the twentieth century better than almost all its neighbours. Around that core grew low-density developments — houses with gardens, condominiums with pools — and that is what is sold here.
Anyone looking for a balcony with the Atlantic in front buys somewhere else. Anyone looking for a house with a pool within walking distance of the village and the estuary buys here.
What we publish
The values on this page run from about €140,000 to €998,000, with the median at €597,500 and a median area of 148 m².
- Houses and apartments divide almost equally — there is no single product, and that sets Alvor apart from the vertical resorts along the coast.
- Typologies run from studio to five-plus bedrooms, with three bedrooms best represented. It is unusual to find this range in so small a place.
- Almost everything is existing construction, with only a few units under way.
- Most of the supply sits above €500,000. The lower end exists, but it is narrow — and, as explained below, it is not what it appears.
⚠ The cheap entry is not a normal apartment
This is the most important point on this page and the one that most misleads anyone reading only the price. The cheapest properties we hold in Alvor are units inside a tourist resort — the Prainha complex, beside Prainha and Três Irmãos beaches.
Buying one of those units is not the same as buying an apartment. One of the listings states it plainly: "an operating contract with an annual consideration, also allowing owner use in specified periods". In other words, the property is operated commercially by the resort, the owner receives a payment and uses it within defined windows.
That may be exactly what someone wants — passive income with a few weeks of use. But it is a completely different decision from buying a home. Before proceeding, ask for the operating contract and read what it says about how many weeks you may use, in which months, how much you receive and how it is terminated.
The old village
Alvor's historic core is small and dense, with narrow cobbled streets, low whitewashed houses and the parish church with its Manueline portal. It descends to the riverside, where the fishing boats lie alongside and where the fish restaurants are concentrated.
It is one of the few genuinely preserved cores on this stretch of coast. In August it fills — the streets are narrow and the movement intense — but in January it is still an inhabited village, with a grocer, a café and people who live there.
Buying inside the core is possible and has a charm of its own. It also brings what you would expect of old construction in a tight fabric: parking is virtually non-existent, some doors have no vehicle access, and restoration works are subject to the rules of a heritage area.
The Ria de Alvor and the boardwalk
West of the village opens the Ria de Alvor, a system of salt marsh, dunes and channels that is a protected area and a Natura 2000 site. It is crossed by a wooden boardwalk linking the village to the beach, about a kilometre long.
It is worth understanding what this implies, because it cuts both ways:
- The beach is not at the door. You reach it along that boardwalk, on foot, in the time that takes. It is flat and pleasant — but it is a walk, not a street crossing.
- The estuary is a living landscape, with birds, salt pans and shellfish beds, and it is one of the best places in the Algarve for birdwatching. It changes with the tide, like Olhão's.
- It is territory with restrictions. Protected status means real limits on building and alteration in the nearest strips. It does not affect most existing houses, but it is a matter to check if the property is beside the wetland or if you intend to extend.
- Mosquitoes in summer, as in any salt marsh. Those who live nearby know; those who visit in April do not.
The areas
Alvor village
The old core and the riverside. Life on foot, dining, and the density and limitations that come with it.
Prainha and Três Irmãos
To the east, towards Portimão, the tourist complex beside the cliffs, with beach access — including the lift cut into the rock that descends to the Três Irmãos sand. This is where the resort units described above are.
Alagoas, Galo Loiro and Quinta da Amoreira
Residential developments around the village, with houses and low buildings, gardens and communal pools. This is where most of the conventional housing product is, and the area that best combines quiet with walking distance.
Bemposta
To the east, already towards Portimão. It is an area of new houses with land, and it needs some attention: some advertisements describe properties in Bemposta as being "a few minutes from Alvor" — which is a statement of distance, not an address. If location matters to you, confirm it before comparing prices.
How prices are distributed
- Below €250,000 — almost exclusively tourist-resort units, on the terms explained above. This is not ordinary housing.
- Between €250,000 and €500,000 — apartments in condominiums with a pool and garden, many refurbished, in the developments around the village. This is the real entry into housing.
- Between €500,000 and €1 million — the dominant band. Houses with land and a pool, some recently built, in Bemposta, Alagoas and the surroundings.
- Above €1 million — we have nothing published in Alvor.
The honest reading: Alvor is an expensive place, but not a luxury one. A median above six hundred thousand reflects a market of houses with pools, not of holiday apartments. Anyone looking here for a cheap two-bedroom by the sea will mostly find resort units; anyone looking for a house with a garden within walking distance of the village will find real supply.
Alvor between Portimão and Lagos
Alvor sits exactly midway between two very different towns, and that position explains much of the demand.
- Portimão, ten minutes away, solves practical life: a hospital with an emergency department, a courthouse, schools to secondary level, retail parks, a railway station and a marina. It is where you go for what the village does not have.
- Lagos, fifteen minutes away, has a larger and busier historic centre, its own marina and a cultural offer Alvor does not aim to have.
- Praia da Rocha, also ten minutes away, is Alvor's opposite in the same municipality: towers on the cliff, concentrated nightlife, tourist density. Those who want one rarely want the other.
The practical effect is familiar to residents: Alvor works as a place to be and the neighbouring towns as places to sort things out. That makes a car necessary day to day — not for the beach or the café, but for everything else.
Who looks for Alvor
From what the advertisements reveal, and from what is sold, there are three distinct profiles, and the same property serves one well and another badly.
A second home with a pool
This is the dominant profile. A house or a condominium apartment, garden, pool, within walking distance of the village. Used a few weeks a year and, in many cases, let for the rest. Here what matters is walking distance, solar orientation and the real cost of maintaining pool and garden.
Permanent residence
Less common, but it exists — and Alvor serves better than many resort towns, because the village does not close in October. Schools and the hospital are in Portimão, ten minutes away, which is an acceptable compromise for anyone without small children in school. Check the real distance to the supermarket, which is the journey made most often.
Managed income
This is what the resort units offer: a lower entry, management by a third party, own use limited to contractual windows. It is a property investment with the rules of a financial product, and should be assessed as such — by the consideration, the term, the exit conditions and the operator's solidity, not by the photograph of the balcony.
Letting
- Ask for real occupancy month by month, not the annual average. Alvor's season is long but it is not the whole year.
- In resort units, the income is not yours to manage — the operator runs it and pays a consideration. Read the contract before doing sums.
- Outside the resort, confirm the Local Accommodation registration. It is not automatic and depends on municipal rules that change.
- A pool and garden cost money, whether through service charges or your own maintenance. In a house with a private pool it is an annual line that weighs.
Taxes and purchase costs in Portugal
- IMT, the transfer tax, which varies with the value and the intended use — permanent or secondary residence. ⚠ On properties within tourist developments the rules can differ: confirm with a lawyer.
- Stamp duty on the acquisition.
- IMI, the annual property tax, on the rateable value.
- Registry, notary and lawyer. On a tourist-resort unit a lawyer is indispensable, given the nature of the title and the operating contract.
- Energy certificate, compulsory to sell.
Getting there and away
- Faro airport about 55 minutes via the A22, with tolls.
- Portimão hospital, with an emergency department, about ten minutes away.
- A railway station in Portimão or in Lagos, both on the Algarve line; Alvor has none of its own.
- Championship golf courses nearby, among them Penina and the Alvor courses, one of the engines of foreign demand.
- Portimão about ten minutes and Lagos fifteen, both with shops, services and schools.
Points to consider
The beach means walking
Said already and repeated because it is the expectation that most often fails. From the village to the beach you cross the boardwalk. It is beautiful and flat, but with children, a parasol and a chair at the end of a hot day, it is a walk. Measure the distance from the specific property, not from the village centre.
The old core fills in August
Narrow streets, full restaurants, impossible parking. It is the price of a preserved and sought-after core. Visit in August and in January before deciding.
A resort unit is not an apartment
The most important point on this page, said a third time because it is what costs most to those who did not grasp it in time: if the price seems too good for the area, check whether the property is within a tourist development and what the contract permits.
Protected area
The Ria de Alvor has protected status and rules of its own. If you buy intending to extend, build a pool or change the footprint, confirm beforehand what is possible — not afterwards.
Maintaining a house with a pool
It is the line that most surprises those coming from an apartment: water treatment, garden, and the accelerated degradation of outdoor equipment a few kilometres from the sea.
Who Alvor makes sense for
It makes sense for anyone wanting a house with a garden and pool in a village that is still a village, with the sea and the estuary a walk away; for anyone who values golf and quiet over nightlife; and for anyone seeking managed income, in the case of the resort units, knowing exactly what they are buying.
It does not make sense for anyone wanting a balcony with an open sea view — that is in Praia da Rocha or Quarteira; for anyone wanting to step out of the house onto sand; or for anyone expecting low prices, because the affordable entry here almost always comes with an operating contract attached.
What to weigh when comparing listings
- Whether it is a tourist-development unit — the first question, before the price.
- Walking distance to the village and to the boardwalk entrance, measured on a map from the property.
- A private or communal pool, and the monthly charge attached.
- Whether the address is Alvor or Bemposta, and whether the advertisement says "in" or "a few minutes from".
- Parking, especially if the property is in the old core.
- Energy certificate and year of construction, with attention to stock built before 2000.
