Aljezur: the authentic Vicentine Coast, in the Algarve that resisted tourism Aljezur sits in the northwest Algarve , on the border with the Alentejo, and is the opposite of the resort Algarve. The municipality's entire coastline lies within the Southwest Alentejo and Vicentine Coast Natural Park — the same protection as Sagres — which kept the beaches unbuilt and the town rural in character. It is the Algarve's surf capital : the beaches of Arrifana, Amado, Monte Clérigo and Bordeira are a European wave reference, and the Rota Vicentina crosses the municipality north to south. For buyers, Aljezur means protected nature, authenticity and prices far below the central Algarve — in exchange for fewer services and more isolation. How the municipality is laid out Aljezur town The historic core, split by the stream, with the Moorish castle above, local shops and the most sought-after traditional houses. Arrifana, Monte Clérigo and Vale da Telha The western coastal strip: Arrifana and Monte Clérigo are the surf beach-villages; Vale da Telha is a housing estate set in nature, closest to the sea. Rogil, Bordeira and Carrapateira To the north, Rogil (agricultural, more affordable); to the south, Bordeira and Carrapateira, beside the iconic Praia do Amado — a surfing and kitesurfing mecca. Odeceixe and the interior Odeceixe, on the Alentejo border, has one of Portugal's most beautiful river-and-sea beaches. The interior is agricultural, with farmsteads and multi-hectare plots. Costs: progressive IMT (2–8% by value), 0.8% stamp duty , notary/registry and legal fees. Note: the property route to the Golden Visa has ended — buying no longer grants residency; use D7/digital-nomad visas for long stays. Recurring: annual IMI (0.3–0.45%); non-resident rental income and capital gains taxed in Portugal. Points to watch Isolation. Aljezur is ~1h from Lagos and ~1h30 from Faro airport; the reference hospital is far. Full services require a trip. Those wanting urban convenience will not find it here. Wind and coastal fog. The west coast is windy and morning fog is common in summer — a cooler climate than the southern Algarve. Natural Park permitting. Being on the Vicentine Coast protects value but blocks works : extensions, pools and changes require environmental approval and may be refused. Never count on an extension without confirming first. Who it makes sense for — and who it doesn't It makes sense for surfers, nature and quiet lovers, for those wanting an authentic house in an Algarve without crowds, and for the patient investor betting on the Natural Park's scarcity. Prior consultation on Natural Park rules: what can and cannot be done. Water (licensed borehole?) and sewage on rural properties. Legal access and track condition on countryside properties. If letting: local-lodging registration and municipal rules. NIF, fiscal representation and an independent lawyer before the CPCV. Aljezur vs other options Against Sagres (same Vicentine Coast, to the south), Aljezur has more agricultural interior and a town with services; Sagres is more extreme and windy. Against Lagos , it trades urbanity and sheltered beaches for wild nature and lower prices. Against the central Algarve (Portimão, Praia da Rocha — in our portfolio), it is another world: no resorts, no crowds, at a fraction of the price. Final considerations Aljezur is the Algarve mass tourism never reached — legally protected, authentic and affordable. Bought with prior environmental checks and realistic expectations about isolation, it is one of the rare places where you can still buy untouched nature at a reasonable price in southern Europe.
