About Açu da Torre

Açu da Torre is a settlement in Mata de São João, on the northern coast of Bahia, on the same Estrada do Coco that serves Praia do Forte, a few kilometres south of the village. It is the discreet neighbour: people who look at Açu da Torre usually already know Praia do Forte and have noticed that a few minutes away the prices are entirely different.

And they are. The median of our portfolio here is R$ 830,000, against R$ 2.35 million in Praia do Forte. There are apartments from R$ 330,000 and plots in gated communities from R$ 280,000 — the lowest figures in everything we have gathered in this region. In exchange, the sea is not at the door, there are fewer services, and the name does not carry the weight Praia do Forte carries when it comes to reselling. It is a clear trade-off, and worth making with open eyes.

Where it is and how to get there

Access is via the BA-099, the Estrada do Coco, the same dual carriageway with tolls that links Salvador to the northern coast. Salvador is about an hour and twenty minutes away in normal traffic; Luís Eduardo Magalhães airport, less than that. Praia do Forte is a few minutes by car, and that is where you go to eat out, do a bigger shop or reach the better-known beach.

Dependence on a car here is total and there is no point disguising it. There is no walkable village with street-level commerce like the Alameda do Sol, no useful public transport, and several of the gated communities sit on minor roads. Anyone who does not drive should not buy in Açu da Torre.

The areas

Quintas do Castelo

This is the largest concentration of our portfolio here. A development of large plots and smallholdings, with product ranging from bare land to houses and to properties with space to spare. This is where the generous plots appear — the median plot in our Açu da Torre portfolio is 616 m², but in this area there are far larger parcels, including one of 29,000 m².

Condomínio Fazenda Praia do Forte

A community of houses holding the highest-end residential product in the locality: houses with 4 en-suite bedrooms in the R$ 1.5 to 1.6 million range. It is the area that comes closest to the build quality of Praia do Forte, at a considerably lower price.

Vila Verona and Vila Firenze

Smaller communities, residential in scale, holding most of the apartments — the R$ 330,000 to R$ 480,000 product. This is the cheapest way into the whole region, and it makes sense for anyone who wants a foothold here without tying up much capital.

Aruá

An area with hospitality product: the guesthouse in our portfolio, at R$ 2.7 million, is here. It is the outlier in size in a market that is otherwise residential and mid-to-low ticket.

The settlement and the Sapiranga surroundings

The core of the settlement and the more rural land around it, with lagoons and forest. The Sapiranga Reserve lies in this area and is the natural feature that gives the place its identity — part of what you buy here is precisely the green around it, not the sea.

What is on the market today

We have brought together 22 properties in Açu da Torre, totalling R$ 18.6 million. The range runs from R$ 280,000 to R$ 2.7 million, with a median of R$ 830,000. The median built area is 160 m² and the median plot 616 m² — that is, a mid-sized house on a large plot, the opposite of what a dense gated community offers.

Houses in gated communities

There are 10, from R$ 565,000 to R$ 1.6 million, with a median of R$ 1.1 million. Houses with 3 and 4 bedrooms predominate, several with all bedrooms en-suite. This is the locality's core product and the one that best expresses the proposition: space and a gated community for a figure that in Praia do Forte would not buy a house at all.

Apartments

There are 5, from R$ 330,000 to R$ 480,000, with a median of R$ 450,000. They are small units, many of them one-bedroom. This is the only point in the region where you can enter below half a million, and it is the segment that makes most sense for anyone wanting to test the northern coast before committing to a house.

Plots and land

There are 4 in total: three plots in gated communities from R$ 280,000 to R$ 370,000, and one plot of land at R$ 450,000. Building here carries the same warning as everywhere in the region — a build far from suppliers, with materials hauled up the BA-099, costs more and takes longer than in a state capital. Against that, the land costs a fraction of what it costs in Praia do Forte.

Rural and hospitality

There is also a smallholding at R$ 860,000, a country property in Quintas do Castelo and a guesthouse at R$ 2.7 million. The rural product here is real rather than decorative: parcels of several thousand square metres, with everything that implies for water, drainage and upkeep.

Investment analysis

Capital growth

The case for Açu da Torre is one of spillover: it rises to the extent that Praia do Forte becomes expensive and pushes demand towards the neighbour. It is a reasonable case and has been seen to work on other coastlines, but it is derivative — it depends on another place performing, not on its own. Buying here is a bet on the region, not on the locality.

Letting

Holiday income is weaker than in Praia do Forte, for a simple reason: holiday guests want to be near the beach and the restaurant, and here they are not. Long-term letting is proportionally more relevant than in the village, because the product is cheaper and serves people who work in the region. Even so, do not count on destination-level numbers.

Exit

This is the weak point and it deserves to be said plainly. The market is small, the name attracts less search, and the typical buyer is regional. A well-priced property sells; a property priced above what it is sits for a long time. Liquidity is seasonal as everywhere in the region, and thinner still than in the village.

Points to consider

The beach is not at the door

This is what most disappoints buyers who go by photographs. Açu da Torre is not a beachfront destination: you drive to the beach. If what you want is to wake up and walk down to the sand, the right product is in Praia do Forte or Itacimirim, and it will cost considerably more.

Borrowed services

Restaurants, pharmacy, a larger supermarket and any nightlife are in Praia do Forte. Here there is the essential and little more. Outside high season that scarcity becomes more pronounced.

Seasonality

The same applies as across the region: demand concentrates between December and March, around Carnival, and in July. Outside that, activity drops. For personal use that is quiet; for income, it is an arithmetic problem.

The rainy season

On the Bahian coast the wettest period runs, broadly, from April to July. It weighs more here than in the village, because there are minor roads and larger plots: that is when you see the real state of the access roads, how the plot drains, and whether water runs off or pools. Visit at that time of year.

Water, drainage and power on a large plot

On smallholdings and rural parcels, confirm where the water comes from — mains or a borehole — what the drainage solution is — mains or a septic tank — and how power is connected. It is not unusual for these parcels to rely on their own arrangements, and that means installation cost, maintenance cost and, in the case of a borehole, licensing.

Environmental restrictions

The region lies within an environmental protection area, and there are permanently protected strips alongside lagoons, watercourses and native vegetation. On a large plot that can mean a considerable part of the area is not buildable. Before buying land to build on, check how much of the plot is genuinely usable, and not merely how many square metres the title declares.

Service charges

Even with a low entry ticket, the community charges every month. Ask for the current charge, the minutes of recent general meetings and the history of extraordinary levies. In a community of large plots, maintaining internal roads and green areas is a heavy and recurring item.

Title and permits

As along much of the country's coast, properties appear with extensions never recorded on the title, missing completion certificates or unsettled probate. On developments and rural land you must also confirm that the development itself is registered and that the area on the title matches the real area of the plot. An up-to-date title certificate is not a formality.

None of this disqualifies Açu da Torre. It is the honest portrait of a locality that is second tier in price and first tier in space, leaning against an established destination. Anyone buying in the knowledge that they are trading proximity to the beach and services for square metres and price does well; anyone buying expecting a cheaper Praia do Forte does not.

Tax and legal checklist in Brazil

Before buying

Buying urban property in Brazil as a non-resident is permitted and requires neither a visa nor residency. A CPF (tax number) is needed, obtainable from the Receita Federal, including from abroad through a consulate. Note the rural case: smallholdings, country properties and parcels classified as rural have their own regime and legal restrictions for foreign nationals — and Açu da Torre does have rural product in the portfolio, so this check is concrete rather than theoretical.

On purchase

Transfer is done by public deed before a notary and only creates ownership once it is registered on the title. In Brazil, the owner is whoever registers. Municipal transfer tax (ITBI) applies, normally between 2% and 3% — confirm the current rate in Mata de São João and the base on which it is applied. Notary and registry fees are added on top.

While you hold it

There is municipal property tax (IPTU) — or ITR, in the case of rural property — plus the community service charge. Rental income is taxed, with withholding at source for non-residents and a different rule from the one applying to residents.

On sale and on currency

Capital gains for individuals are taxed at progressive rates starting at 15%. Keep evidence of improvements: documented, they count towards the acquisition cost and reduce the taxable gain. And register with the Central Bank any capital brought into the country for the purchase — without that registration, taking funds out on resale becomes complicated.

Who it suits — and who it does not

It suits anyone who wants a large plot and a house with space in the Praia do Forte area without paying village prices; anyone looking for the cheapest way into the northern coast, with apartments below half a million; anyone who values forest, lagoon and quiet more than sand at the door; and anyone who wants to build and accepts doing so with patience and local supervision.

It does not suit anyone who wants beachfront; anyone who needs services within walking distance; anyone counting on strong holiday income; anyone who does not drive; and anyone with a short resale horizon, because this is the least liquid of the three markets we cover in this region.

Açu da Torre compared

Against Praia do Forte, the difference is price and the nature of the product: the median here is R$ 830,000 against R$ 2.35 million there, here the plot is large and the beach is a drive away, there the village is walkable and the beach is at the door. Against Itacimirim, further south, the difference in profile is greater still: Itacimirim is an oceanfront market with a median of R$ 2 million, whereas Açu da Torre is a near-inland market. Against Imbassaí and the north, Açu da Torre has the advantage of sitting on the Praia do Forte side, which is the service hub for this whole stretch.

Closing thoughts

Açu da Torre is what it is: the cheap neighbour of an expensive destination, with space to spare and the beach a few minutes away by car. That is a legitimate proposition and for many people it is the right one — particularly for anyone who wants built area and land that in Praia do Forte would cost three times as much.

The mistake to avoid is buying here and expecting Praia do Forte behaviour on resale and on holiday letting. It is not the same market, it does not attract the same demand and it does not have the same liquidity. Anyone entering with that clarity, and at the right price, enters well.
